The space
Upon entering you will be greeted by a dreamy expansive kitchen, with two sinks, a 6 top gas range stove, plate warmer drawer and racks, huge island with double sinks, a full sized dish washer, a beverage fridge and an oversized fridge. It's truly the kitchen of your culinary dreams!

Enjoy nature from indoors with your friends and family in the gorgeous sunroom featuring large custom windows with 270 degree outdoor viewings and tall vaulted wood ceilings. At any time of the day whether that being the early morning with a cup of coffee, or at night under the beautiful antler chandelier, you are guaranteed the best seat in the house!

The entertaining does not stop there-play darts, billiards, and foosball in the basement alongside a full kitchen with a bar for the ultimate "rustic cabin" feel. There is a 70 inch flatscreen TV in the downstairs living area that can be viewed from the bar area, perfect to put on the big sports game!
The home is also equipped with Sonos wireless sound system that is able to play music in any of the living spaces you'd like! Get your favorite playlists in queue!

This beautiful home boasts six bedrooms which includes three king sized beds on the main floor, and four queen sized beds in the basement. All finished with luxury touches to make sure all our guests feel relaxed and comfortable!

Believe it or not, Iowa gets HOT in the summer. And what other better way to cool off than taking a dip in a private heated pool right in the backyard. The pool area is fully fenced in and surrounded by beautiful aged oak and pine trees with a tranquil waterfall making it the perfect oasis!

*Note that the pool is open from May 15th - September 15th.*

For the colder months, we have a large 8-person hot tub for guests to enjoy in the private backyard area.

**Note that the hot tub is only available to use from September 1st- May 31st**


There is also an outdoor patio space equipped with an outdoor propane grill and an outdoor clubhouse for the kiddos to hang out in!

The house is yours to use. We simply ask you to treat our home with respect and leave it the way you found it. We'd love to have you as our guest and are excited to share this haven with you!


All bookings and inquiries must accurately reflect the total number of guests, with a strict limit of 16 people on the property at any time. This total includes all registered guests as well as any visitors stopping by, and substitutions are not permitted. The 16 individuals you designate to stay or visit are the only guests allowed on the property. Events, parties and commercial photography/videography are strictly prohibited without permission.



Please review these house rules in consideration to booking as there are some exclusions:

-No smoking allowed inside the house. If you do smoke, please go outdoors and dispose of cigarette butts in the provided outdoor disposal.
-No unapproved guests or parties allowed.
-Max number of guests is 16 total included Booker. (Cannot cycle through different guests. I.e. have 10 people over the first two days then trade them out for 10 different people.)
-No pets allowed.
-No fires in either of the fireplaces.
-Pool and hot tub usage: Absolutely no glass usage in the pool and hot tub area for the safety of everyone. Finding broken glassware will result in additional fees-not fun for anyone, so please just keep them out of the area.
-An adult must always supervise children.
-No lifeguard on duty, please swim at your own risk-this is a deep pool, and it goes without saying that there is no urinating in the pool and hot tub.
-The pool is open from May 15th - September 15th. Dates may be extended depending on the weather.
-The hot tub is open from September 1st - May 1st, please plan accordingly.
-Night swimming is encouraged, but please be respectful of the noise.
-Check in/out times are coordinated with our house manager and cleaners. Please respect the times given to allow our team to assure our guests of a smooth and easy transition. We have times where a new group is checking in the same day as a check out.
-Do not share your unique one-time door code with unapproved guests. We want everyone to be safe during the time of your stay.

-Seasonal cheer, not always here – our holiday tree at Ranchview Inn. Please ask if Christmas tree will be available before counting on it.



We have two outdoor security cameras on the property which will remain on during your stay. One is located in the front driveway, and the second one is located at the back deck grill area.
The hosts will provide a user friendly handbook on site for the guests which includes lots of useful information and details about the house!

The hosts will also provide 16 oversized bath towels, but recommend for you to bring your own pool/hot tub towels. Guests will have access to use the washer and dryer.

Please also note that personal toiletries such as shampoo, conditioner, and body soap are not provided. The hosts do provide toilet paper, hand soap and paper towels during your stay. Please plan accordingly.
