You bet, Carl, the swimming pool and grill area is one of the nicest around; and right on the beach. It's always fun with condos on the beach which have a protected lobby, that keeps guests feeling safe and also, therefore, comes with needing to grab a key out of the lockbox right by the parking space when one first arrives. As a local resident, I am readily available in the area throughout the week, and I would have been delighted to address any queries or concerns you may have had during your stay. One aspect that some of our guests overlook is the presence of separate light switches for the fans and the lights. This can occasionally cause confusion when attempting to illuminate the room. To ensure a well-lit environment, I personally made a quick trip to the hardware store just minutes before your arrival to replace one of the four long fluorescent tubes in the kitchen, as it was slightly dim. I want to assure you that all other light bulbs are in perfect working condition; it's simply a matter of locating the specific light switches hidden behind the bedroom door. On a positive note, we have recently replaced every cup, dish, cutlery set, and cooking pan in the condo with brand new ones. We strive to provide our guests with a flawless experience, and your feedback has helped us enhance the quality of our amenities. Thanks for staying Gordon, I'm glad your experience was good. I clean the newer couch and it's denim covers myself between each guest to make sure we're as sanitary and sterilized as can be. I sent the professional upholstery cleaning company the day after reading your comment. I replace all beach chairs continually, 4 to 5 times per year with brand new top-of-the-line Nautica brand only. Tommy Bahama, etc just do not last more than 3 months, the beach and saltwater is so unforgiving. I wish you had let me know during your stay, I keep a half dozen new at all times and would happily have switched out for your liking. We'll see you next year!

We have also added signs to the huge wall of sliders that, during our dry season (as when you were visiting) that the balcony, as inviting as it is, collects a lot of dust off the sand and beach. Though covered, homey feeling, and with the same tile flowing right into the living room, it is, in fact, an exterior porch; the beach areas are quite dusty when it’s not raining each day & important to keep in mind when opening, leaving open, and walking back & forth/in & out. Regarding the access instructions, we apologize for any confusion caused by the updating of the gate during that week of your stay. The HOA/Complex had a new keypad system installed in lieu of the old lock and key and having to keep track of a separate key. We appreciate your understanding and resourcefulness in obtaining the access code from another guest as we updated our literature. Your feedback is important and we’ve made sure that our instructions are updated to provide accurate and clear information for future guests. We truly value you as we always strive to enhance the overall guest experience. It was a joy having your family out, Sherry; it's a great space that so many guests enjoy. The beach can be a very dusty place in the off-season where it's pretty dry and the weather is just cooling off. It's nice to leave the wall of sliding glass doors open and enjoying the first cooler evenings of the season, but that does blow in from the large balcony. We steam the floors weekly in addition to normal wet-mopping between guests and change AC filters every single week to help combat the desires to bring the beachy outdoors inside. You guys are great, almost every guest leaves something behind and we do our best to try to group items and keep track of them, but honestly it's too much to keep up with. There are weeks that we are in a post office 3x trying to ship out or receive items from guests which have been left behind or are arriving. It's super important for a guest to be mindful of their belongings when packing up and not being forgetful. This is why we've created the process of sharing a reminder of Check-Out information and reminding of things to grab and to please be careful not to forget. It's too much of an onus on us to weekly be trying to tag, label, and ship out. I did go back and look but was not able to locate said items. I'm glad the beach was perfect, it's one of the best times of the year to be on the sand.

We are professionals at providing a fantastic beach experience and literally have 3-layers of cleaning procedures, right down to quilt checks, dish straightening & polishing procedures, and me personally, after all management and all are done, steaming floors (after the vacuuming, and 2x mopping). I assure you that all linens were swapped out as they are bagged and removed after every guest and fresh professionally brought in. I may have left one of my work towels as I was in the condo directly before your flight landed to build the new handicap-accessible shower chair and bathing gifts purchased, for a glorious welcome for a lovely mother to enjoy her time. As I dropped you off additional beach gifts during your stay of fun things to use, I would have loved it if you had taken that moment (or any of the other times we communicated during your stay) to let me know any of your concerns, like not enjoying the Springtime, coordinated plate sets. Fortunately, we keep that fresh throughout the year and all dishes, glasses, mugs, cutlery etc, and since your stay have been completely replaced with all new, for our Summer season. We would have happily addressed any concerns like that picking up that work towel that I must have forgotten after putting together that special shower chair I ordered and assembled for you. We hope those reading this will keep in mind that this condo rents to hundreds of people a year, back-to-back, and to think of all the guests that come, enjoy making memories with their families, friends, and travel companions, and head off back home, full of memories, but who do not often come back on to complete reviews of their fabulous stay. We’re in the awesome business of hospitality and throughout the decades of doing this, cherish the task of serving and offering an amazing space for so many to come and be.

Thank you for taking the time to provide your feedback about your recent stay. I'm sorry to hear that certain aspects of your visit did not meet your expectations. I sincerely apologize for the negative experience and the discomfort it may have caused you and your beach-going guests and do wish that you had reached out at any point during your stay to mention any of the above concerns where we would have had an opportunity to address them with you. In the future, just shoot a quick message or contact me super easily during your stay or the second that you aren't feeling up to par. As you know, the only item mentioned during your stay was that you would like an extra key to the door, but I was happy to accommodate and I mentioned the quickest I could acquire and bring out would be the next day. In order to go above and beyond if you did not want to wait the 12 hours for the additional key, we discussed that a new key should be $3 at any hardware store and I'd send you $20 to go way above and beyond with professional courtesy. That amount was sent by Venmo and accepted by your wife (per your instructions) the very next business day from your checkout, within 1 hour of our office opening. Please be assured that upon receiving your review, we did a full review of the items mentioned to ensure all issues were identified and immediately addressed. Both I and our maintenance team are in the condo between every single guest, but went immediately again after hearing about your concerns through this review. We ensured that all appliances are in proper working order and found zero issues. I did find (and removed) a basic model toaster that a guest apparently had brought and was attempting to use, but we've always had the large, countertop full-size stainless steel toaster oven in perfect working order. We find that it works best for all toasting types- especially those bagels and fun pastries from the nearby French and Cuban pastry shops. We fully understand that a comfortable bed is essential for a restful stay, the beach is to be relaxing. It's a newer Pottery Barn bed set that was put in the condo within two years prior. We've not received a complaint about it or any of the beds before, so we will take note and keep an eye. Guests have a wide variety of personal bed type preferences and we cannot meet them all simultaneously. There are some wonderful protections happening in Florida condos right now with City and State required inspections of balconies to ensure everyone is fully safe while enjoying their time in the sand. Those regulations required the complex and its HOA to have the tile removed from all balconies so that there could be a full inspection with nothing covered. Those inspections require the condo balconies that were formerly tiled to be ground down to basically just concrete, which we keep blown and mopped. We agree that it is not aesthetically pleasing, even though it is fully functional. We do have to warn guests that part of being oceanfront means that walking outside barefoot and then walking back inside will bring sand, regardless of floor type. Inside the condo, the Owner has been diligent and just retouched the entire space last 2023 with a new 3-piece loveseat, sofa, armchair, living room end tables, and coffee table, larger TVs, all walls were freshly painted, and new artwork & decor. We truly appreciate your loyalty and your positive remarks that you "love the condo and its location" and that you continually look for our condo for your stay when visiting the beaches. It can be tough for repeat guests who see first-hand market pricing fluctuations based on different times of year and market pricing. We stay booked and are beloved by many repeat guests who come and enjoy. We are committed to making the necessary enhancements to ensure a better experience for our guests.

I assure you that there are few homes more clean than our vacation rental which, due to back to back guests all year long, is literally deep cleaned from top to bottom every single week; that's a continuous and remarkable amount of cleaning. We have a two-step process specific to flooring from vacuuming to wet mopping with Zep Professional cleaner, then a second mopping of clear, fresh water. There are certain seasons, such as you experienced, where leaving the sliding glass doors open for those beautiful breezes and unforgettable sunsets, does allow for an abnormal amount of dust and filament from the beach and balcony in. When it’s raining each day, this is kept to an unnoticeable minimum, but that short dry season creates quite a challenge. We do our best to use a series of bleach water, Zep Professional, and even Swiffering afterward underneath beds to keep things to a minimum, but it definitely comes in immediately pending each guest’s use of sliders being open and the strong beach breezes. We take immense pride in maintaining a high standard of cleanliness, and we appreciate you bringing this matter to our attention. To address this, we have implemented an additional, final step in our multi-step cleaning process: steam mopping. This extra measure ensures that our cleaning procedures are even more thorough and effective, allowing future guests to fully focus on creating incredible memories during their stay. Additionally, we have added signs to the large wall of sliders to provide helpful information about the flow of the same tile from the large balcony right through the living room, that the warm and inviting ambiance is, in fact, an exterior porch. The beach areas can be quite dusty when it hasn't rained, so it's important to be mindful when opening, leaving open, and walking back and forth between the balcony and interior space.
