The Space:
Soft morning light spills across the villa as you step into open gathering spaces designed for groups to unwind together. The air is calm and warm in this part of Florida year‑round, making the pool and hot tub inviting whether you’re easing into the day or winding down after a theme‑park adventure. With multiple areas to relax, you can spread out, settle in, and make the home your own throughout your stay.
Sleeping arrangements
Nine bedrooms accommodate up to 16 guests. Two bedrooms are on the ground floor and five are upstairs. The rooms feature several king beds, several double beds, rooms with two single beds, a bedroom with three double beds, and a baby crib. One upstairs bedroom follows a Jack and Jill layout, giving everyone a comfortable place to recharge between outings.
Living spaces
Two living areas provide ample room to gather, watch TV, or simply enjoy each other’s company. A dedicated movie theater and a game room add extra options for low‑key evenings or shared downtime. Central air conditioning and heating keep the indoor environment comfortable, and the home includes towels, bed linens, a washer and dryer, and other essentials for a hassle‑free stay.
Outdoor living
Step onto the patio to find a private pool with optional heating and an inviting hot tub. A BBQ grill and outdoor seating create flexible spaces for meals or casual time outside, while the warm evenings encourage lingering by the water.
Kitchen & dining
The full kitchen is equipped for preparing meals of any size, with plenty of counter space, storage, and appliances. Indoor and outdoor dining areas let your group share meals wherever you feel most comfortable.
Convenience & amenities
A private entrance with a smart lock and free on‑site parking simplify arrivals. High‑speed Wi‑Fi and a dedicated workspace support guests who need to stay connected. Essentials such as a hair dryer, iron, and bathroom necessities are provided. The villa is pet‑friendly, welcoming your furry companions.
Neighborhood
Located within the ChampionsGate community, the villa sits near a water park, amenity center, and clubhouse. Golf courses, dining options, and easy access to Disney, Universal Studios, and major roadways make exploring Central Florida straightforward.
Perfect for
Large families, groups visiting nearby attractions, and anyone seeking a spacious indoor setting paired with resort‑style outdoor amenities and year‑round Florida warmth.
Getting Around:
Feel safe and right at home when you enter the resort, which is located within a gated community and secured by a 24-hour security guard. Parking can accommodate up to (2) vehicles in the driveway parked side to side, and up to (1) vehicle on the street in front of the property.
The garage has been converted into a game room. Therefore, indoor parking is not available.
Other Things to Note:
The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.
A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. Guests may choose either a $500 refundable security deposit (pre-authorized hold, not a charge, released after a damage-free inspection) or a non-refundable damage waiver of $20 per night (maximum $100 total), which covers accidental damages beyond normal wear and tear.
If you would like to add pool heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored.
Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300.
It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking.
