The Space:

Soft morning light spills across the villa as you step onto the open gathering spaces, inviting you to stretch out and feel the calm, warm air that defines central Florida year‑round. The scent of fresh grass mingles with the faint hint of pool chlorine, while the distant hum of nearby theme parks reminds you that adventure is just minutes away. Whether you’re easing into the day with a coffee by the patio or winding down after a day at the parks, the home feels ready for you to make it your own.



Sleeping arrangements

Nine bedrooms accommodate up to 16 guests. Two bedrooms sit downstairs, the remaining five are upstairs, including a Jack‑and‑Jill layout. The sleeping mix features several king beds, rooms with two single beds, rooms with double beds, and one bedroom with three double beds plus a baby crib. All beds are dressed with linens, and the bathrooms are stocked with towels.



Living spaces

Two spacious living areas provide room for everyone to gather, watch TV, or simply relax together. A dedicated movie theater and a game room add extra options for low‑key evenings or shared downtime. Central air conditioning and heating keep the indoor climate comfortable, and a washer and dryer are available for convenience.



Outdoor living

Step onto the patio to find a private pool with optional heating and an inviting hot tub. A BBQ grill and ample outdoor seating let you enjoy meals or casual conversation under the Florida sky. The pool and hot tub remain pleasant for a dip any time of day, and the surrounding landscaping offers a peaceful backdrop for unwinding.



Kitchen & dining

The full kitchen is equipped for meals of any size, with ample counter space, appliances, and storage. Indoor and outdoor dining areas let you choose the setting that feels right, whether it’s a family‑style breakfast inside or a sunset dinner on the patio.



Convenience & amenities

A private entrance with a smart lock and free on‑site parking make arrivals effortless. High‑speed wifi and a dedicated workspace support any need to stay connected. Essentials such as a hair dryer, iron, and bathroom necessities are provided, and the villa is pet‑friendly, welcoming your furry companions.



Neighborhood

Located within the ChampionsGate community, the villa offers easy access to a community water park, amenity center, and clubhouse. Nearby golf courses, dining options, and the major attractions of Disney and Universal Studios are just a short drive away, with major roadways nearby for simple exploration.

Getting Around:

Feel safe and right at home when you enter the resort, which is located within a gated community and secured by a 24-hour security guard. Parking can accommodate up to (2) vehicles in the driveway parked side to side, and up to (1) vehicle on the street in front of the property.



The garage has been converted into a game room. Therefore, indoor parking is not available.



Other Things to Note:

The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.



A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. The available options depend on the length of your stay:

-For 1-Night Reservations: Guests are required to provide a $500 refundable security deposit. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout.

-For Reservations of 2 Nights or More: Guests may choose between the $500 refundable security deposit or a non-refundable damage waiver of $20 per night (capped at a maximum of $100). This waiver covers accidental damages beyond normal wear and tear.



If you would like to add pool heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored.



Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300.



It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking.
