Welcome to the ABODE ON ATLANTIC!! We are so excited to have you! This 2BD 1BA home, located in the quaint neighborhood of Peoria Heights, is a perfect space for families and travelers (healthcare or corporate) looking to come to the Peoria area and enjoy a wonderfully cozy and luxurious stay! Spacious enough for up to 5 people and packed with amenities such as in unit washer/dryer (free to use), driveway and street parking (free to use), fast internet, and 65” 4K Smart Roku TV! Minutes from DT!

Although the dark colored interiors create a rather dramatic scene, the numerous windows and placement of the home allow for a well-lit, warm, and ultimately cozy space! Light wood finishes were used to offer contrast for the dark furnishings whilst simultaneously brightening aspects of the dwelling in a minimalist yet refreshing way.

All guests have to follow these rules at all times. These rules are strongly enforced. This is an Airbnb community, not a hotel, and is also my home so please be respectful of the property and keep it clean before you leave. (Respect our property and our things) If you have a complaint about any aspect of the property upon addressing this complaint to Airbnb and/or to us you are authorizing us to enter the property and fix the stated issue to solve the problem. We don`t need permission to access the property if there is something that you deem unsuitable, that needs remedy. Smoking is a violation of our house rules and something you can’t do. This leaves the house in a condition not suitable for the next guest. Locals must contact the host upon booking. Our service includes linens, bath towels, as well as a starting supply of essentials such as toilet paper, paper towels, laundry pods and basic toiletries. Additional supplies can be provided for the guests for an additional charge. To provide the best quality service to our guests, we offer luxury hotel-quality towels/linens. Please be respectful of bed sheets and towels. Makeup/foundation, towels are to be used only for their intended purposes (Any makeup/foundation, face medications/creams, and tanning products that stain our towels/bedsheets will result in additional charges. Please avoid using regular hand/bath towels with all skin products. Check-in at 4PM / Check-out at 11AM Check out time is STRICTLY at 11 AM unless late check out is previously confirmed. Any unscheduled late check out is subjected to a late check out fee of $20/hr USD. If your unscheduled late checkout exceeds two hours we will charge your for an additional day. This does not award you possession of the property for an additional day, it is a penalty assessed for holding up our next guest and preventing our housekeeping team from doing their jobs. This additional day charge is the BASE RATE of the room without discounts that may have been applied. The occupancy limit for this property is 6 and any additional guest on the property will be automatically vacated for trespassing. Broken, damaged, or missing items may result in additional charges.

Other rules:

• No parties or events
• Please be respectful of other tenants living on the property so NO loud noises between 11pm-8am
• No unregistered guests
• No pets, unless it is a service animal in which case documentation will need to be provided
• No illegal activities and weapons of any kind
• No smoking of any kind
• Do not re-arrange indoor and outdoor furniture
• Please let us know immediately if something is malfunctioning so it can be rectified. However, all damages or missing items will need to be paid for by you before departure.
• If the house is damaged or dirty, in a condition beyond what a reasonable and courteous, guests will be charged an additional cleaning fee of $100.

Please acknowledge that occasionally, we may leave consumables such as condiments or snacks. These are free and please indulge yourself to your desire. HOWEVER, ultimately, it is up to the guests` discretion and inspection to consume these items if they wish. The host does not take any responsibility for the consumables or any allergies that the guest might have. Any house rules violation is ground for immediate termination of your stay

Supplies and Additional Items
We provide an initial stock of essential supplies at the start of your stay, including cleaning materials, toilet paper, paper towels, and linens. If additional supplies are needed during your stay, a flat $10 convenience fee will apply per delivery request, plus the cost of the requested items.

Fees
• $500 fee if you are found to have violated the smoking policy
• $20/hr Early Check-in/Late Checkout Fee
• For late checkouts that exceed 2 hours, guest will be charged for the price of the room for the day with no discounted rate (Base Rate)
• $300 Smart Lock replacement if our smart lock equipment is damaged
• $100 Lost key from lockbox
