The Space:

Sleeping arrangements

Nine bedrooms are spread across two floors, providing ample space for large families and groups. Downstairs, the Master features a king bed for two. Upstairs, the Harry Potter room offers two full beds, while the Fronzen room includes bunk beds that sleep three. Three Kingdom rooms each provide a king bed for two, and the Jaque Mate rooms feature queen beds for two. The Calming Retreat includes two full beds for two. All beds come with linens, comfortable mattresses, and clean sheets.



Indoor living

Two living areas offer space to relax, each equipped with a TV, sound system, and a game console for downtime. The game room adds opportunities for friendly competition and cozy movie moments after long days exploring local attractions. A dedicated workspace provides a quiet corner for those who need to stay connected.



Kitchen & dining

A large full kitchen with stainless steel appliances, cooking basics, and essential kitchen amenities makes it easy to prepare meals together. Two indoor dining areas provide room for shared breakfasts or dinners, while the open flow between living and dining spaces encourages conversation. A washer and dryer add convenience for longer stays.



Outdoor living

Easy access to Disney, Universal Studios, and countless restaurants makes the villa an ideal base for exploring top attractions.

Getting Around:

Feel safe and right at home when you enter the resort, which is located within a gated community and secured by a 24-hour security guard. Parking can accommodate up to (2) vehicles in the driveway parked side to side.



The garage has been converted into a game room. Therefore, indoor parking is not available.

Other Things to Note:

The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.



A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. The available options depend on the length of your stay:

-For 1-Night Reservations: Guests are required to provide a $500 refundable security deposit. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout.

-For Reservations of 2 Nights or More: Guests may choose between the $500 refundable security deposit or a non-refundable damage waiver of $20 per night (capped at a maximum of $100). This waiver covers accidental damages beyond normal wear and tear.



If you would like to add pool and spa heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored.



Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300.



It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking.



We value safety and privacy and that's why we would like to mention we have a Ring camera by the front door.
