This house was completed in 2022. It is very spacious and has a lot of windows throughout. There are 7 mini split systems in the house.
There is a coffee maker and coffee provided.
There is a propane grill, as well as a fire pit available for use. Please plan to purchase firewood locally.

You have access to house and the yard that is right around the house. Please do not go exploring through the terrain as a lot of this land is private property.

This house is a little over a mile in off of the highway. The road is a maintained dirt road. Cars are fine to make the drive. If it is a heavy rain, then the road may get muddy. For this reason we recommend high clearance and capable vehicles for rainy season. The house is minutes from town center and 4 miles from the Big Bend National Park entrance.

House rules

Make sure the guest count is accurate when you book. No extra people on the property beyond the booked number without prior permission. Anyone on the property must be on the reservation.
Groups larger than 8 need prior approval. An extra-guest fee may apply past 8 people (water, trash, laundry, wear and tear, housekeeping). Message us before you book a larger group.
Small events and commercial photography only with prior approval.
Self-sufficient RVs: message us for a custom quote.

Water

This house is off-grid. Every drop of water matters. Keep showers under 5 minutes, do not let water run while brushing teeth, and bring extra drinking water. Paper plates and cups help cut down on dish water. If it’s yellow, let it mellow.

Pets

Dogs only. No cats.
$200 pet fee per dog. The dog must be on the reservation at booking.
Unapproved pets in the house are a $500 fine.
Dogs are not allowed on beds or furniture.
Pets may not be left unattended in the house unless crated.
Pick up after your dog outside.
You will be billed for pet damage.

Safety and the land

Stay near the house. Do not hike or climb down the bluffs. Respect private property and neighbors.
Use caution walking the property, especially at night. Watch for rocks, cactus, and animals (including snakes).
Guests, children, and pets must stay at least 15 feet from the edge of any cliff, arroyo, crevasse, overhang, or drop-off.
Guests assume all risk while on the property.
Do not collect rocks, plants, firewood, or kindling from the property.

Fires and outdoor use

Bring your own firewood. Do not use the wood stove.
Small fires only, and only in the fire pit.
No outdoor cooking in or near buildings, including balconies, awnings, and porches. Cook on flat ground at least 20 feet from any structure and fully extinguish the heat source when you are done.
Smoking and vaping outside only.
Quiet hours begin at 10pm. Sound carries in the desert; keep music and voices down.
This area is under a dark-sky ordinance. Use as little light as possible after dark.

The house

The house is on a septic system. Be careful what you flush.
Unsoiled food may be left behind.
No confetti. Confetti cleanup is $100.
Two twin rollaways are available by request. For 7–8 guests they are included; please remind us the day before arrival. For 6 or fewer guests they are $50 each — request, pay, and remind us the day before.
Late checkout may be available for $50 per hour if arranged in advance. Late checkout without approval will be billed as another night if it delays housekeeping.
