♦️♦️♦️♦️ HOUSE RULES AND OTHER INFORMATION ♦️♦️♦️♦️

➡️ POOL HEATER/ FILTER
-The heater is no longer efficient when ambient temperatures are 50F🌡️or below. The pool is never "closed" but water temperature will be quite cold in winter months.
-Splashing is FUN! But it also can drop with water in the pool too low. IF the water line is approaching the bottom of the gray box on the deep side of the pool WITHOUT anyone in it, please use the hose and add more water.

➡️Guests must sign a Pool waiver and Rental Agreement.

➡️PROPERTY USAGE
-Use all furniture, appliances, home goods as intended.
-Please keep doors and windows closed.
-No parties or large events.
-Please help save our turtles by having "lights out" between 9:00pm and 10:00pm. Outdoor lights off, shades closed and bright overhead lights off/dimmed.
-No smoking, vaping, or drugs on the property- including decks backyard and driveway.
-No illegal uses allowed.
-No fireworks allowed on the property.
-Extra propane tanks are provided on site for your use.

➡️MAXIMUM CAPACITY
16 humans and 3 dogs are allowed to stay overnight on the property.

➡️MINIMUM AGE
Must be 18+ to book this beach house.

➡️PETS
Up to 3 well behaved dogs allowed. ONLY DOGS allowed. Pet owners are to clean up after their pet. Dog bags are provided, and Feces should be disposed of in the receptacle outside. If the pet gets soiled, please use the aqua towels provided in the laundry room for cleaning. Please no pets in the Pool (bad for the filter). If there is evidence of animals in the filter, the security deposit will be collected.

➡️BUGS
At the beach, some bugs are common. Sand fleas, sand flies and horse flies will be the most typically encountered. Sand fleas in particular can hop on your belongings/ pets and travel into the home. While our cleaner thoroughly vacuums and cleans after each reservation, you may still encounter some bugs during your stay. Keeping the doors and windows closed will cut down on any flies that could enter the home and shaking out belongings after a day out will certainly help your comfort. Lastly, ticks are on the island so consider tick checks after a day out in the more wooded areas. Our beach house is treated monthly to prevent these critters, but we do have a yard and grass some critters may be encountered despite our best efforts.

➡️TRASH
Collect trash and place them in the bins provided. Trash pick up is MONDAY. Please make sure bins are at the road SUNDAY night. Yellow is recycle only. Please break down boxes. Do not allow trash to overflow.

➡️WEATHER
As we are on the beach, it is possible for inclement weather to occur. Please check weather prior to your trip. Although it is rare for snow or ice to impact the roads, please plan accordingly during the colder months. NO REFUNDS will be given for weather conditions. Please consider purchasing travel insurance for your stay.

➡️UTILITY DISRUPTION
Electricity and/ or internet services may get interrupted during storms. These disruptions are rare, and services usually resume after a couple hours.

➡️SECURITY DEPOSITS AND FEES
A REFUNDABLE security deposit of $400.00 is collected to pay for extra cleaning fees, repairs, or damages caused by you and your guests during your stay.
Please scrape grill after use with tools provided. If left visibly dirty a $50.00 grill cleaning fee will be charged.
If trash is not handled properly a $100.00 additional trash pick-up fee will be charged.
If there is evidence of smoking after your stay, a $500.00 smoke remediation fee will be charged.
If the pool filter/pump are tampered with during the stay, a $300.00 repair fee will be charged.
If furniture is moved a $100.00 fee will be charged.

➡️CHECKOUT INSTRUCTIONS
Linens: gather towels/ washcloths and place in the bathrooms. Pool/beach towels can be left at the laundry. Leave beds unmade. Dishes: load dishwasher and start the load. Collect any other dishes and place in the sink
Trash: gather all trash and place in the bins provided. Trash pickup is Monday AM
Toys: return toys to the original locations
Lock up and ensure all windows and doors are closed
