➤ Just a heads up, guests aren`t allowed to use the closet in the first-floor master bedroom (the one on the right-hand side of the bed) or the garage. Any attempt to tamper with or damage the locks or doors of these private rooms will result in a fine deducted from your security deposit. If the fine exceeds the security deposit, a claim will be filed against you.

➤ Availability of free driveway/road parking (For 2+ vehicles).

The neighborhood is renowned for its cleanliness and the warm camaraderie among its residents, creating a welcoming, friendly neighborhood that you`ll be happy to call your home away from home
Close to all major attractions such as Disney World, Sea World, Universal Studios, Cirque Du Soleil, major free-ways, best beaches, and internationally renowned golf courses.
Walking: Immerse yourself in the charm of the neighborhood on foot, with pedestrian-friendly streets inviting leisurely strolls to nearby Starbucks, Publix, restaurants, shops, and parks.
Ridesharing: Uber or Lyft are conveniently available.
Biking: Embrace the Florida sunshine and scenic views by biking around the neighborhood, with designated bike lanes and paths making it a safe and enjoyable way to travel locally.
➤ My place does come with heating and A/C, but I can`t promise you`ll hit that comfy spot if your ideal temp is below 17 or above 25 degrees Celsius. And, you know how it is with short-term rentals – folks are always coming and going. So, I can`t guarantee a flawless run all the time because, truth be told, some guests tend to go overboard and push the systems to the point where repairs are needed.
➤ Unfortunately, I can`t offer a bag drop-off service. For those arriving early or having a late flight, you can use bagbnb site to find options to drop off your bag for a fee.
➤ Please keep in mind that I am not responsible for any packages you order to the unit.

2. Smoking of any kind is strictly prohibited in the property, including the balcony. ($400 fine for smoke odour removal)
3. Please be cautious of noise, especially after 10pm. Noise complaints are not tolerated and may result in full deposit charges. You may be asked to leave with no refund.
4. No additional guests are allowed in the home past the indicated number on your booking confirmation. This rule is to prevent large gatherings & parties and be fair to guests who do pay the extra fees. Third party bookings are not allowed.
5. The property must be maintained in good condition with no excessive mess. Extra cleaning costs may apply if necessary so i can effectively prepare for next guests.
6. Please note check-out time is by 11am and keys must be placed as instructed. We can often accommodate late check-outs if we know in advance, but last minute changes may result in $25 charge per each additional half hour stayed.
7. All bookings require the ID of the individual booking and the disclosure of the full names of all guests.
8. Lost keys/fob is a $300 fee to reimburse time, parts, labor, and administration involved.
