Enjoy amazing views from the rooftop patio or sit on your private patio. Only a 5 minute drive to the West entrance to Rocky Mountain National Park. Walkable to restaurants, shops, town park and the lake—this is the quick getaway you need.

**Special Note** UNIT DOES NOT HAVE AIR CONDITIONER. A/C is very rare in mountain properties for Grand Lake. There are ceiling fans to help with warm days. Additionally, guests can use the oscillating fan provided at the unit.

Fortunately, the area cools down dramatically in the late evenings and mornings, even on the hottest days of the year. However, the unit may get warm in the afternoon and early evening on some summer days, with the maximum temperature inside sometimes reaching into the 80s. To keep the unit cooler, we suggest guests open the windows and turn on the ceiling fans and the oscillating fans to circulate the air.

We are in the mountains and recognize that the weather can change rapidly. Please note that there will be no refunds or cancellation exceptions due to weather or factors out of our control.

**Location, location, location:
•5 minute drive to the west entrance of RMNP
•30 minute drive to Hot Sulphur Springs
•45 minute drive to Winter Park
•2 hours drive to Denver
**When RMNP is open, take the Trail Ridge Road Scenic Byway to/ from Grand Lake to Estes Park and vice versa. The 2 hour drive each way is known to be the highest continuously paved road in the United States, reaching the elevation of 12,000 feet.

Seasons:
Peak Season: May-September

Peak Holidays/Times: Independence Day, Labor Day, Thanksgiving, Christmas, New Years and Spring Break.

There are seasonal factors to consider when booking. There are two rainy seasons/shoulder seasons in the Mountains. They are loosely from October to November and March to May. During these times of year activities can be limited including some restaurants closed. Although there are off seasons, Grand Lake is a year round destination.

Pricing is reflective of the time of year. Please consider the seasons and research Grand Lake prior to booking to ensure the best time of year for you to visit!

Local Summer Activities: Boating, fishing, hiking, mountain biking, horseback riding, wildlife viewing, and amazing opportunities in Rocky Mountain National Park and Arapahoe National Forest. World Class Theater located steps from the cabin in the Town of Grand lake, boutique shopping, good restaurants, and fun on the boardwalk.

Local Winter Activities: skiing and snowboarding at Ski Granby Ranch (~20 miles away) and at Winter Park Ski Area (45 minutes away), cross country skiing (3 areas nearby including the Grand Lake Nordic center just 5-7 minutes from the condo!). Grand Lake is snowmobiling capital of Colorado enjoy more than 130 miles of groomed trails, ice fishing, ice skating, Winter Carnivals, sleigh rides, dog sledding, and snowshoeing.
