Stay in style at our 1-bedroom apartment on the 39th floor of Jumeirah Gate Tower 1. Enjoy panoramic floor-to-ceiling windows with breathtaking views of Dubai Marina and the city.

The living room features a comfortable sofa and a dining area. The fully equipped kitchen includes modern appliances and all essentials. The bedroom offers a king-sized bed with premium linens and a work/makeup area.

You'll have access to a residential swimming pool, gym, and nearby grocery stores, restaurants, and attractions. Free parking is available upon request.

The building also offers a rooftop swimming pool and bar (additional fees apply).

Check-in is from 3 pm, and check-out is by 11 am.

Smoking is prohibited, and utilities are included.

The hotel's pool and beach can be accessed for an additional fee.

Infinity pool on rooftop for additional fee. Infinity pool is available for adults over 21 years of age only

Other things to note
- Please provide copies of passports for ALL guests (including children) who will be staying in the apartment prior to arrival.

- Please advise in advance of your arrival time if possible. According to the house rules, our representative must be present at check-in or supervise the check-in remotly, so we need to notify our staff in advance of your arrival.

- If you are arriving by car, please provide your driver's license and vehicle registration certificate (or contract with a car rental company). The security guard will enter your data into their database so that you can enter the parking lot unhindered.

- Standard check-in time is from 3 pm Early check-in is possible upon availability at an additional cost.

- Standard check-out time is before 11.00. Late check-out is possible upon availability at an additional cost.

- Please take care of your cards and keys. For lost cards, the fine starts from 350 AED

SMOKING IS FORBIDDEN!

- Smoking is prohibited in the apartments. Smoking fine 5000 AED for odor removal, air duct cleaning and furniture cleaning.
Ø Personal Belongings: Any personal items, such as scooters, baby strollers, or deliveries must be kept inside the apartment; no items are permitted outside in the corridor.

Ø Garbage Disposal: The garbage room is located on each floor, and all garbage should be disposed of inside the green bins placed inside the chute room.

Ø Smoking: Smoking is not allowed in any indoor public areas, including the use of vape/e-cigarette devices.

Ø Storage Facilities: Please note that we don't have storage facilities in the building

Ø Facility Usage and Charges: Our facilities are located on Floor M. The hotel facilities are on a chargeable basis and are subject to availability.

Ø Noise & Nuisance Activities
a) No nuisance, obnoxious, or offensive activities may be carried out in the building, nor shall anything be done or maintained in the Residence, which may become an annoyance or nuisance to the neighbourhood or interfere with the quiet enjoyment of any other Residents or the operations of the Residences.
b) Such nuisances include but are not limited to, odors, smoke, heavy cooking smell, vibrations, and obstruction of views.
Offensive noises include but are not limited to, those that are caused by televisions, stereos, and musical instruments.
Noise is considered too loud if it can be heard by an adjacent neighbour when inside their Residence with their windows and doors closed.
c) A fine of AED 1000 will be applied from the Resort Management.

Ø Privacy
a) No activities may be carried out that may unreasonably interfere
with the resident’s right to privacy within that Residence.

Ø All guests are to treat all staff members of The
Beach Residences by Address and structures therein
cordially. Verbal and/or physical abuse will not be tolerated and will be treated as a serious violation of the rules and UAE laws.
In the event of any staff verbal and /or physical abuse a
fine of AED 1,500 will be applied to the guest.

Ø Hazardous Activities
a) Guests must not do anything in their Unit, the Common Areas, or the building that is likely to
affect the operation of the fire safety devices in the building or to reduce the level of fire safety in the Residences or the Common Areas.
b) Discharge of firearms and the use of toy guns and air guns (“bibi guns”) which can inflict damage on persons or property are expressly prohibited.
c) No open fires may be lit within the building.
d) Shisha (‘hubby bubbly’) and Bukhoor are not allowed in the Residences.
e) Activities or conditions which endanger the health and/or safety

Ø Littering and Vandalism
a) The act of littering, graffiti, or vandalism is expressly prohibited within the building. The Holiday Homes operator shall be held liable for the cost of cleaning, repair, or replacement resulting from any such prohibited action carried out by their guest(s).
b) All incidents of serious vandalism will be reported to Dubai Police for further action. This includes both the interior and exterior of the Residence.
c) Domestic garbage should be disposed in the Garbage chute located in the Garbage chute Room next to service lifts on each floor and not to be left outside the Residence.
d) A fine of AED 1000 will apply for leaving the garbage outside the Residence or on the floor inside the garbage chute room of others are prohibited.
f) No cigarette butts or any other item should be thrown from the
balconies.
g) A fine of AED 1,000 will be applied to the Guest in the event of a violation.

Ø Shopping Trolleys are not permitted into the building. Trolleys will be stopped at the Security Check Point and bags will need to be carried from that point onwards, assistance will be provided with the
bags if required, but not limited to, upon check-in and check-out of stay.
d) Lost or damaged access cards can be replaced at residence reception upon paying a charge of AED 500 per card.
