An ALL INCLUSIVE loft for up to 4 people
Lofts Orizon offers you this brand-new 400-square-foot loft in the heart of downtown, a true gem combining simplicity and modernity. Featuring a spacious rooftop terrace, this space is the ideal place to relax, with a breathtaking view of the St. Lawrence River.
Accommodation:
● The kitchen is equipped with appliances such as refrigerator, oven and microwave. With a complete kitchen set, it will enable you to prepare your favorite dishes in the comfort of your accommodation for at least 4 people.
● For sleeping, the loft features an ultra-comfortable Queen bed with memory foam, guaranteeing peaceful nights. N.B.: The bedroom area is open-plan. As for the living area, it is equipped with a double sofa bed with memory foam for 2 additional guests.
● For your entertainment, you`ll find a 55” Roku smart TV connected to Cogeco cable in addition to a high-speed Wi-Fi connection.
● The private bathroom is equipped with a super shower bath, soft towels and personal hygiene products. You`ll also find a hair dryer.
● The loft has beautiful large windows that bring in natural light creating a warm and welcoming atmosphere. Designed for your comfort with heating, ventilation and air conditioning, you`ll be able to adjust the room temperature to your liking.
Traveler access:
● 24 hours before your arrival, you`ll receive your own personal 4-digit code allowing access to the inside of the building and to your loft on the 3rd floor. Please note that the loft is accessible by elevator or stairs.
● Free parking: parking spaces are available 200 meters from your loft, a 2-minute walk. The parking lot is private and belongs to us at Lofts Orizon. So you can enjoy your stay in peace without the slightest worry.
● A fee-paying laundry room is available in the basement of the building. Please note that for your convenience, Tide Pods are available in the loft in case you need to clean your clothes.
Building Rules & Occupancy Conditions – Lofts Orizon
Compliance with these rules is an integral part of the rental/accommodation agreement. Any breach may result, depending on severity, in corrective measures including fees, immediate termination of the stay, eviction without refund of remaining nights, and/or all or part of the security hold being retained.
By booking with Lofts Orizon (directly or through a platform), the guest acknowledges having read, understood, and accepted all of the following conditions, and agrees to ensure they are respected by anyone accompanying them or visiting the unit.
1) General provisions
1. Guests and visitors must comply with:
a) these rules;
b) the building’s regulations; and
c) any reasonable instructions provided by the manager/owner (safety, quiet enjoyment, maintenance).
2. Guests must inform the manager as soon as possible of any incident, breakage, damage, safety issue, or neighbor complaint.
3. The occupancy limit indicated at the time of booking must be respected at all times.
2) Noise, neighbors, and quiet enjoyment
1. Guests and visitors must behave in a way that does not disturb other occupants’ peaceful enjoyment.
2. Quiet hours: 9:00 p.m. to 8:00 a.m.
3. Excessive or repeated noise, or noise resulting in complaints, may lead to immediate termination of the stay, without refund.
3) Visitors
1. A maximum of 2 visitors at a time is permitted.
2. Visitors must leave no later than 9:00 p.m., unless prior written authorization is granted by management.
3. The guest is responsible for visitors’ behavior and for any damage they cause.
4) Events and gatherings
It is strictly prohibited to host parties, events, “get-togethers,” or any gathering of an event-like nature.
5) Access to grounds and parking
1. Unless otherwise stated, guests do not have access to the building’s grounds/outdoor areas.
2. The building’s parking lot is not available to guests. Public parking is available nearby.
6) Garbage and recycling
1. Garbage and recycling must be disposed of in the designated bins, following posted sorting instructions.
2. It is prohibited to leave bags/boxes in hallways, in front of doors, or in common areas.
7) Rooftop terrace
1. The shared rooftop terrace is accessible in accordance with building rules and at the guest’s own responsibility.
2. The terrace is a non-smoking area.
3. Use of a barbecue (BBQ), open flame, fire, or any cooking device is strictly prohibited.
8) Smoking and vaping (entire building + 9 meters)
1. 100% smoke-free building: smoking or vaping is strictly prohibited inside the unit and anywhere within the building, including (without limitation) hallways, stairwells, elevators, lobbies, common areas, and the rooftop terrace.
2. 9-meter rule: in accordance with Québec’s Act respecting tobacco control, smoking (and vaping, which is subject to similar restrictions) is prohibited within 9 meters of any door, openable window, or air intake that communicates with an enclosed place that is open to the public.
3. Cigarette butts and related waste must be disposed of properly in designated containers (where permitted).
4. If persistent odors, smoke residue, or remediation is required, specialized cleaning/deodorization fees and other applicable charges may be billed (without limiting any other remedies under these rules).
9) Cannabis and illegal substances
It is strictly prohibited to consume, grow, produce, process, or store cannabis (where not permitted) or any illegal substance anywhere in the building, on the property, or in the units.
10) Pets
Pets are strictly prohibited, except where an exception is required by law (e.g., a necessary service animal). Guests must notify Lofts Orizon prior to arrival if an exception applies.
11) Breakage, damage, condition of premises, and inspection
1. Any breakage, damage, loss, or issue must be reported to management as soon as it is noticed.
2. Acceptance of condition: the guest is deemed to accept the premises in the condition in which they were provided at check-in.
3. Important notice: if the guest does not promptly report a pre-existing issue or damage after arrival (within a reasonable time), the guest may be held responsible for damage subsequently identified, particularly where it is reasonable to conclude the issue occurred during the stay or was not reported in a timely manner.
4. The guest remains responsible for damage caused by themselves, their companions, and their visitors.
12) Departure (check-out) and condition of premises
1. The unit must be left reasonably clean and tidy.
2. If the unit is left in an excessive state of dirtiness or non-compliance, additional cleaning fees may be charged.
13) Non-compliance, termination, and eviction
1. Any violation constitutes a breach of these occupancy conditions.
2. The owner/manager may terminate the stay and/or evict any person causing a disturbance, nuisance, or safety risk, without refund.
14) Security hold (pre-authorization) and deductions
1. As a guarantee, a $250 CAD pre-authorization (security hold) will be placed on a valid credit card approximately 1 day (24 hours) prior to arrival (or earlier if required by the check-in process).
2. This pre-authorization is not a payment; it is a temporary hold. Release timing depends on the guest’s financial institution.
3. Lofts Orizon may convert all or part of this hold into charges for costs actually incurred (e.g., damage, extra cleaning, smoking/odors, missing items, security/management intervention, etc.). These examples are provided for illustration only: any breach of these rules, even if not explicitly listed, may result in a partial or full retention of the pre-authorization, depending on the severity, costs incurred, and any damages identified.
4. If costs exceed $250, the guest remains responsible for the balance.
