The recently renovated bathroom features industrial design elements, creating a serene yet modern retreat, and you`ll also enjoy the convenience of a brand-new washer and dryer combo for your laundry needs.

When you walk in the door, the first thing you notice is the sprawling city views. Once you settle in, you will be thrilled with the chef`s kitchen, perfect for those looking to cook at home. This kitchen was built by a professional chef, and you have everything you could need to test your skills.

The living area invites you to relax on two cozy couches, enhanced by a smart TV with a soundbar for a premium viewing experience. For added entertainment, indulge in the nostalgic charm of a vintage record player, unwind with the PS4 gaming system, or explore the collection of board games and a well-stocked library. This loft offers everything you need for a memorable stay in downtown LA.

NEIGHBORHOOD INFO:

The Downtown area of Los Angeles is best explored via walking, and you are centrally located to so many attractions like Universal Studios. Sunset and Hollywood Blvd is also not that far of a drive (depending on traffic). We recommend exploring the vibrant restaurant scene of this area, and of course checking out all of the shopping options Downtown LA has to offer.

Most people choose to have a car when visiting Southern California, but it is not a necessity when in DTLA. There are an abundant amount of unique and significant attractions within two hours of this home. If you’re an explorer, we recommend a car.

This home is located in Downtown Los Angeles, and parking can be a challenge, so please be aware. There is a parking garage nearby that we recommend, if you do choose to bring a car.

OTHER IMPORTANT INFO:
Although onsite parking is not provided, several convenient options are available nearby. Joe’s Auto Parks at 220 S Spring Street Los Angeles CA 90012 offers monthly parking with rates starting at $175.

No Parties or Events: Please respect our home and neighbors by not hosting parties or events.

No Smoking: Smoking is strictly prohibited inside the property. A fee will be charged for odor removal and cleaning if this rule is violated.

Quiet Hours: To respect fellow Higgin`s neighbors, quiet hours are from 10 PM to 8 AM. Please keep noise to a minimum during these times to ensure a peaceful environment for everyone.

Rooftop Conduct: The rooftop is a shared space with other tenants. Please be respectful and clean up after yourself. CCTV is operated throughout the Higgins building by the front desk concierge team and is located on the rooftop as well to ensure overall safety and security.

Trash Disposal: The trash chute is conveniently located near the elevator on your floor. Please dispose of your trash properly to maintain a clean and pleasant environment.

BE AWARE: NO BOXES ARE PERMITTED IN THE TRASH CHUTE

Additionally, if items are larger than the chute entry-way and result in a blockage that does not allow proper flow, tenants are at risk of paying an unblocking fee.

Recycling: Recycling is an option available on the 1st Floor past the concierge desk.

Guitars as Decoration: The guitars in the unit are for decoration ONLY. If you`d like to use a guitar, please contact us for permission. Any damage to the guitars will result in charges.

Respect the Property: Treat the space as if it were your own. Any damage beyond normal wear and tear will be charged to the guest.

Key Fob Responsibility: The key fob is required for building and elevator access. Please do not lose it. Lost or Damaged keys will result in a $75 replacement fee.

HVAC DISCLAIMER: Overuse of, or tampering with the HVAC equipment that causes any issues that require a service call and/or result in higher-than-average monthly costs, will be billable to your party. Make sure to turn off the AC when not in use.

Utility Usage: Utilities are included up to the property’s recent average usage. Any excessive use above that amount may result in additional charges. If applicable, payment for utility overages is due within 14 days of check-out.

By booking with us, you agree to sign our Rental Agreement. You understand that your check-in instructions will be sent after successfully signing our Rental Agreement.

Please note that in the State of CA, guests staying over 30 nights are legally required to sign a legal CAR form with the DRE. Our Broker of Record will send you this CAR form for signature once payment is made. Your reservation will be considered ready to go once the form is signed!

For stays over 30 days, we offer optional mid-stay cleanings for an additional fee. These provide a full refresh of the home and linens, and we recommend scheduling one every 15 days. Our professional housekeeping team is paid a fair, livable wage and plays a vital role in ensuring each stay is comfortable and exceptionally clean.

- By booking with us, you agree to sign our Rental Agreement. You understand that your check-in instructions will be sent after successfully signing our Rental Agreement.

- Please note that in the State of CA, guests staying over 30 nights are legally required to sign a legal CAR form with the DRE. Our Broker of Record will send you this CAR form for signature once payment is made. Your reservation will be considered ready to go once the form is signed!

- Damages and/or failure to pick up after your pet may result in additional charges at check-out. Pets and animals are not permitted at the property at any time whatsoever unless otherwise agreed upon in writing prior to booking. Failure to comply with this will result in an additional charge of up to $1000 and/or eviction without limiting any other legal or equitable remedies available to Owner and/or Company.

- All 30+ day stays require mid-stay cleanings by our professional housekeeping team. Payment will be requested after booking confirmation.

- For any items left behind after check-out, guests will be charged the shipping costs and an additional service fee of $25.

- Please note that this is a non-smoking property. Smoking is strictly prohibited inside the property. A fee will be charged for odor removal and cleaning if this rule is violated. Any violation of the no-smoking policy will result in a $250 fine.

- No Parties or Events: Please respect our home and neighbors by not hosting parties or events.

- Guests are responsible for any damage to the property or its contents during their stay. Any damages must be reported immediately to the host to ensure proper documentation.

- Utilities are included up to the property’s recent average usage. Any excessive use above that amount may result in additional charges. If applicable, payment for utility overages is due within 14 days of check-out.


HIGGINS BUILDING RULES + REGULATIONS

- Quiet hours are from 10 PM to 8 AM. Please be mindful of the noise level during these hours to ensure a peaceful environment for everyone.
