☑ We live in a tropical climate so bugs and mosquitoes are common we recommend bringing bug repellent.
☑ We constantly treat our homes. However please follow these instruction to prevent bugs from coming into our home:
☑ Keep ALL doors and windows closed as much as possible.
☑ Don't leave any food or sweets out.
☑ Keep the home as clean as possible during your stay.

★ Maintenance ★

☑ Please throw trash away in the garbage bins located at the front of the home.

☑ Please do not have the A/C on with doors/ windows open as this can cause severe damage to the homes. Our cleaners ensure all windows are closed upon arrival and video document it. Any damage to the A/C will be billed to guest via Airbnb resolution center w/ proof from plumber.

☑ Please do not flush anything other than toilet paper down the toilet as this can cause clogs to the pipes due to the homes age. Plumbing fees will be charged via resolution center w/ proof from plumber.

Guest and all other occupants will be required to; 1. Immediately leave the premises. 2. Forfeit the rental fee and 3.Forfeit the security deposit for any of the following: Overnight occupancy exceeding the 4 person sleeping capacity; total occupancy at any time during the rental term exceeding persons or using the premises for any illegal activity including the use, possession, or sale of illegal drugs. Causing damage to the premises rented or to any of the neighbors properties. Creating a nuisance by annoying or disturbing other tenants or nearby residents. For example, loud or excessive noise; possessing, using or selling any Fireworks, Firearms, or weapons of any type; jumping from any deck or any place on the property; and or any other acts which interfere with the neighbors’ right to quiet, quality of life, and enjoyment of their premises. During National pandemics/ emergencies we do not accept local bookings. No local bookings will be honored. No exceptions. $50 fee per night for each unapproved guest. $50 fee for unapproved late checkout. Two (2) hours after late checkout starts an additional charge of daily base rate or current seasonal rate is charged. Guest must still vacate home before incoming guest arrives. $250 fee for smoking inside the home. $250 fee for excessive cleaning. ENTRY BY OWNER: Property owner or agent may enter the premises under the following circumstances: In case of an emergency; to make any necessary or agreed upon repairs, alterations, or improvements; supply necessary or agreed upon services or show the premises to prospective purchasers, renters or contractors. Property Owner will provide renter with at least 24 hour notice of Property Owners intent to enter (except in the case of emergency.) Lost and Found Policy Property and Host are not responsible for lost, damaged, or stolen personal items. Should any guests lose personal belongings, if recovered, the item will be recorded as ‘found’. Host keeps detailed records of all ‘found’ items, and will make a reasonable effort to contact the guest if an item is left in the property’s guest room after the guest has checked-out which will be placed in our Lost & Found safety box. We will ship items back at the owner’s expense. Any items in the Lost & Found, which are not claimed within thirty (30) days, will be donated to a local charity or discarded. Complaints, Liability and Damages Policy Any comment or complaint regarding the stay should be made to the Host at the time of visit so that the matter can be resolved immediately. Other than the event of death or personal injury caused by the negligence of the Host and Property, the Host and properties liability to the guest is limited to the price of the booking. Third Party Liability: The Host and property does not accept any liability for services rendered by third parties to guests, notwithstanding that such services may be arranged by the Host or property. Any claim, demand, charge, suit or damages which may be incurred by the guests (or any person claiming there under) shall be made directly with such third parties and the Host and property shall render all reasonable assistance in this regard.
