Walk to Main Street and the Snowflake Lift or take the free shuttle to go almost anywhere else in town. This condo has everything your group will need for a convenient, comfortable stay in Breckenridge. A fully stocked kitchen, 2 full bathrooms, pool & hot tubs, fast & reliable Wi-Fi and free parking are just some of the amenities that will make you feel right at home during your stay!

The space

• Wood burning fireplace *Wood is not supplied, you will need to bring your own. Bundles can typically be bought at gas stations or groceries in town*

• Ski locker located on the first floor of the building
• Laundry room with pay washer and dryers located on the first floor of the building. Washers and dryers can be paid via coins or an app.
*Please note that this is an older building and sound may travel between units.*

Sleeping Areas:
• Bedroom Area 1: Located at the back of the loft area, features a queen bed and small flatscreen TV. There is a door separating it from bedroom area 2.
• Bedroom Area 2: Twin bunk beds, dresser and an ensuite full bathroom with a bathtub. This area is separated by doors from the loft area and the back bedroom area.
• Loft Area: Single twin bed, open to the living room below.
• Yes, this is a quirky layout. To be clear, you'll have to walk through bedroom area 2 to get to bedroom area 1.

Location:
• 2.5 Blocks to Main St
• 2.5 blocks to the Snowflake Lift
• 5 minute walk to the Quicksilver Lift
• Adjacent to the Upper Village Pool, easily walkable and features 2 outdoor hot tubs, 1 indoor hot tub and a heated outdoor pool and an interior entry/exit option.*Open seasonally, see details below
• Nearest bus stop is across from Sundowner entrance on 4 O'Clock Road. This bus will go to the Snowflake Lift and on to Beaver Run (peak 9).
• Top floor location - This condo is on the third floor and requires stairs to reach the front door. There is not an elevator in the building.
• Ample summer trails within a short walk from this property, including the Sawmill Reservoir Trail which starts at the Snowflake Lift and follows a beautiful stream up to a reservoir with great views.

Maximum Occupancy: 5
Parking Limit: 1 - Additional vehicles or vehicles that are unable to fit in a standard parking spot will have to park at one of the overnight pay lots in Breckenridge; Airport Rd or the Ice Rink Lot. More information can be found at BreckPark.

Upper Village Pool Clubhouse:
• Located adjacent to the building parking lot
• Heated outdoor pool
• 1 Indoor hot tub
• 2 Outdoor hot tubs
• Open noon-8pm
• This clubhouse is open seasonally and has the following 2026 CLOSURE dates:
- Maintenance: Approximately mid April (likely April 12th) to the Friday before Memorial Day
- Fall Maintenance: Approximately September 28th (Monday after Oktoberfest) to mid or late November.

Provided Items:
• The kitchen is fully stocked with all essentials. We also provide complimentary salt and pepper, coffee and tea, paper towels, trash bags, dish soap, hand soap, dishwasher detergent, kitchen towels, and a sponge.
• The bathroom is fully stocked with necessities as well as hairdryers and full size hand soap/conditioner/shampoo/body wash. Laundry detergent is supplied for the washer and dryer.
• There is a Pack N Play travel crib located at this property. Please bring your own Pack N Play crib sheets.

Ski Out:
Option 1: Walk 500 yards to the Quicksilver Lift
Option 2: Walk 2.5 blocks slightly uphill to the Snowflake Lift
Option 3: Exit the Sundowner driveway and cross the street (4 O'Clock Rd) to the bus stop. From there the bus will go up to the Snowflake Lift and then continue on the Beaver Run (Peak 9)

Ski In:
Option 1: Ski down 4 O'Clock Run down to the Pine Ridge complex and walk back across 4 O'Clock Rd to the Sundowner driveway.
Option 2: Ski back down to the Quicksilver Lift and walk 500 yards back to the condo building.

Other things to note:
» The minimum age of the primary renter must be 21.
» This is an end unit, top floor condo.
» Property mountain access details and ski in/ski out designations are dependent on open lifts and runs. Guests are responsible for being aware of the Breckenridge Ski Area lift and terrain statuses, opening and closing dates.
» There is the potential to snow October-May so cars with proper snow tires and 4WD/AWD are required during this time.
» This house is located at an elevation of approximately 9,600ft which is considered high altitude. We recommend visiting the CDC website for more information on traveling to high altitudes.
» There is no air conditioning and most properties in the area do not have it due to the mild summer weather and the fact that it cools down significantly at night.
» Summit County has strict Short Term Rental rules and regulations that must be followed. Please refer to the Good Neighbor Guidelines posted in the unit on what is required from renters.
