Just 20 minutes from West Edmonton Mall and YEG International Airport, and close to walking trails, parks, and schools — you're perfectly situated to enjoy the tranquility of a beautiful new neighbourhood while staying connected to the rest of the city.
Inside, stream your favourite shows on the 50" Smart TV with complimentary Netflix, work productively at your dedicated desk space with lightning-fast WiFi, or cook a home-cooked meal in the fully stocked kitchen.
Please note: the main home upstairs is a completely separate short-term rental with its own private entrance and HVAC system — no indoor spaces are shared. Please also note that the garage, backyard, and deck are dedicated to the upstairs suite and are not accessible to guests of this unit. As this is a newly developed area, some weekday construction noise is possible as the neighbourhood fills in.

COMPLEMENTARY AMENITIES
· We provide a starter pack of essentials including complimentary WiFi, Netflix, tea and coffee, soap, paper towels, toilet paper, and other basics to get you started. Supplies are set up to last approximately 7 days. For extended stays beyond this, guests will need to purchase and maintain any additional items they require.
· Whether you're staying for a few weeks or a few months — this suite offers the privacy, comfort, and flexibility today's travelers need. Once you stay with us, you'll feel like you're simply staying at a home of your own!
Guest access
You'll have full and private access to the entire lower-level suite throughout your stay, including 2 bedrooms, a full bathroom, the fully stocked kitchen, living area with 50" Smart TV, and in-suite laundry. The suite has its own secure private entrance — you can come and go entirely on your own schedule with no shared spaces. The home features self check-in via a secure keyless entry — your access code will be provided after booking. Please note that the upstairs unit is a completely separate rental unit with its own entrance and HVAC system — the garage, backyard, and deck belong to the upstairs suite and are not accessible to guests of this unit. Free street parking is available right outside.

IMPORTANT NOTES & POLICIES — PLEASE READ BEFORE BOOKING
‣ Damage Protection
Every stay is protected through our partnership with Truví, which includes automated screening and damage coverage — no action needed on your part. We ask all guests to treat the space with care; any damage beyond normal wear and tear may be charged back through this program.
‣ Rental agreement
A brief rental agreement confirms you've reviewed our house rules and terms, helping ensure all stays are safe, respectful, and covered. This must be completed before your check-in instructions and door code are released.
EARLY CHECK-IN / LATE CHECK-OUT
· We are strict on check-in and check-out times due to our cleaning schedule, but may allow up to 2 hours of flexibility with at least 24 hours' notice. A small fee may apply and is subject to approval, as early arrivals or late departures aren't always possible. If the suite is ready sooner, we'll let you know!
LOST ITEMS
· We are not responsible for items left behind. If you think you've forgotten something, contact us right away and we'll do our best to help. A retrieval or shipping fee may apply.
MAIL & PACKAGES
· Please do not use the property address for mail or package deliveries. We are not responsible for any items received at the property during or after your stay.
MAINTENANCE & REPAIRS
· We do our best to ensure everything is in working order before your arrival. If something comes up during your stay, please let us know right away so we can address it promptly.
ADDITIONAL GUEST FEE
· There is a small nightly fee for each guest beyond 2. This helps cover extra supplies, cleaning, and general wear. If you're booking for more than 2 guests, this fee is already reflected in your nightly rate — no extra charges will be added after booking.
· All additional fees are subject to GST (5%) and Alberta Tourism Levy (6%) for a total of 11%.
CANCELLATIONS
‣ We follow our posted cancellation policy, please ensure that you read and understand this policy at the time of booking. We strongly recommend obtaining travel insurance to protect against unexpected cancellations or travel disruptions.
GUEST SCREENING
· Profiles under 4 stars cannot use instant booking and may be cancelled if auto-approved. New profiles without reviews are manually reviewed and may require additional screening before confirmation.
EXTERIOR CAMERAS
· Please note there are exterior security cameras on both the front and back of the suite that record to the cloud 24/7 for the safety of our property and neighbourhood.
LIABILITY, VIOLATIONS & LEGAL NOTES
‣ Guests are responsible for their group. The property owner and/or management company is not liable for personal injury, loss, or damage. Please report any damage promptly and return all provided items to avoid additional charges. Legal action may be taken for chargebacks or unpaid damages, including recovery of legal fees. Violations of house rules may result in immediate termination and removal without refund. Please remember you're staying in our home, not a hotel, treat it with care and respect.
