Welcome to Topside Newport, your elevated Newport Beach getaway just steps from the sand. Set in one of the most coveted spots on the Peninsula, this stylish upper-level duplex offers the whole top floor exclusively for AvantStay guests, including a private sunroof deck and balcony with peekaboo ocean views—perfect for morning coffee or sunset dinners with the breeze in your hair.

Inside, you'll find a bright, coastal-inspired space with plenty of room to gather. The living room features comfy sofas and a smart TV for movie nights after a beach day. The open-concept layout flows effortlessly into a dining table for eight and a fully equipped kitchen with additional barstool seating, perfect for prepping snacks or enjoying casual bites.

Each of the four bedrooms is designed for comfort and relaxation, all with TVs for winding down, and the primary bedroom includes access to outdoor space. With two full bathrooms, in-home laundry, and thoughtfully stocked essentials, your stay is easy from check-in to checkout. The living room also comes equipped with a full sleeper sofa.

Step outside and enjoy two elevated outdoor living areas: a balcony with seating and a rooftop patio with an umbrella-shaded dining table for alfresco meals under the sun.

**Please note:** This is a duplex home. AvantStay guests have full private access to the upper floor, rooftop patio, and balcony only. The lower-level patio and its furnishings are exclusively for the downstairs tenants—these are not to be used or moved. Guests will enter via a designated stairway; signage will guide you to the correct door.

Walk to top local spots like Newport Pier, Lido Marina Village, and beachfront cafes, or spend your day biking the boardwalk and soaking in the SoCal sun. At Topside Newport, the best of the beach is always within reach.

Surf's up! This coastal city has the largest recreational harbor on the West Coast and is known for its amazing beaches, parks, restaurants, and outdoor shopping centers. The living is easy here and it invites you to ride bikes along the boardwalk and watch pros surf some of the biggest swells in Southern California at The Wedge. Take the ferry to Balboa Island for some of the best seafood in the area and to visit an old-school amusement park with a historic Ferris wheel.

Home Truths:
- A maximum of 2 pets is allowed at this property at a fee of $150 per pet. If undisclosed pets are brought into the home without AvantStay's approval, there is a fine of $500 per pet.
- Trash is collected on Monday mornings; bins may block cars from Sunday night through Monday evening (5:30 pm).
- Please note: The laundry room is shared with the downstairs tenant.
- The laundry room should not be left unattended and unlocked. Please ensure it is locked at all times, even while loads are running.
- The building has two floors. This unit is on the upstairs floor; the downstairs is occupied by another tenant.

Parking Details:
- Guests may park in any spaces except the two spots closest to the garbage bins (furthest from the ocean), which are reserved for the downstairs tenants. Signage will be provided on-site for clarity. The parking space is located to the left and on the walkway path.

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.

There is nothing more important to us at AvantStay than the health, safety, and experience of our guests & staff. We've enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions.

As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce. We strongly advise guests to please deny access if any vendors fail to meet and adhere to these standards.

IDs will be requested for verification after booking. All bookings over 28 days require a security deposit.

We report and prosecute all Credit Card Fraud.

We really liked this property because it was so close to the beach that we could run down there in a few minutes, which was great for our 4 and 6 year old kids. It was close enough to restaurants and shopping for other family members to walk there for a little exercise. The property managers were super attentive. At one point, we accidentally dropped some dice off the balcony into the yard below. I messaged them just to let them know, and they came over and pulled them out for us within 20 minutes. Check in and check out were super easy, with very little to do in terms of cleaning before leaving. Of the four rooms, only one has a window AC unit, but that wasn’t so necessary for those rooms. The main room got a little warm in the afternoon when we checked in, but we realized that it was mostly because we had used the oven and didn’t open all the windows to get a cross breeze. One tip is that you can actually fit three cars in the parking area. There are two official spots, but you can fit a third behind them perpendicularly as long as you are within the line marking their parking zone and not blocking the other spots. That was very helpful for us since we had three families staying together. Another note is that this property is pet-friendly, so if you have any animal allergies, it’s good to ask if the guest prior to you will have animals. They did a great job cleaning the place, and there was no visible hair or anything.

Very clean and comfortable. Especially enjoyed the living room setup. Nice location. The rental company was very supportive. Only draw back was the size of the kitchen.

The property was nice and in an excellent. However, it was Avant Stay (the management company) that won me over. I had to different bookings and I got them messed up. When I showed up to the house, it was not the house we were expecting. They came to the rescue and brought us two blow up mattress, sheets and pillows...all brand new. It was totally my mistake and they helped us anyways. Their customer service was amazing the whole time we were there. They responded quickly to texts when I had questions and were so friendly. After this experience I will look to see if it is managed by Avant Stay.

All around awesome!

Perfect location and amenities! Whenever we needed something (which wasn't a lot - the house had everything we needed) the hosts were on the phone and super responsive! Made for a very easy and awesome experience.
