Inside, enjoy plush lounges, a chef’s kitchen, and en-suite bedrooms including a bunk room perfect for kids. With central A/C, smart TVs, ping pong, and family-friendly perks, it's the ultimate getaway for groups or families seeking comfort, fun, and connection. Long term renters are welcome!



The Space:

Please note: The Lazy River and Pool are undergoing maintenance and are projected to be finished in late 2026.



From gourmet grilling sessions to sunset happy hours, the ground-floor patio is your go-to space for effortless outdoor entertainment. It’s complete with an outdoor smart TV perfect for game day or movie night under the stars and a queen sofa bed inside for extra sleeping space when needed. When the evening cools down, head up to the second-floor deck with your favorite drink and unwind by the warm glow of the gas firepit.



Inside, the second-floor living area invites connection and comfort with a stylish inset fireplace, a spacious sectional, and a large smart TV perfect for cozy movie marathons or lively game nights. This level also features a serene king bedroom with a private en-suite bathroom, offering a peaceful retreat after a day of adventure. The sleek chef’s kitchen is a culinary dream, featuring gleaming stainless steel appliances, a five-burner gas range, a dedicated beverage fridge, and all the tools needed to inspire your inner foodie.



On the top floor, a second furnished lounge offers even more space to spread out, complete with additional sofa seating and another smart TV. This level includes two more bedrooms, each with its own en-suite bathroom: one with a king bed, and another with a queen bed and a bunk bed which is ideal for families or groups seeking flexible and comfortable sleeping arrangements.



With central air conditioning, complimentary WiFi, and a full-size washer and dryer, you’ll enjoy all the comforts of home.

Please make sure to complete this step at least 24 hours before your arrival to receive your arrival instructions.



Please note that payments over $1,000 require a quick verification step. Guesty Pay Protect will contact you via email before your payment is processed to complete this verification. If the verification isn’t completed within 15 minutes, the reservation will unfortunately be canceled due to non-payment.



House Rules:

- Occupancy [ 10 ]

- The primary guest must be at least 25 years old and present for the entire reservation.

- Early check-in and late check-out are possible, subject to availability and with an associated fee.

- A period of quiet hours spans from 10 pm to 7 am.

- No parties are allowed.

- Streaming is available using your own accounts.

- Unauthorized events or parties are not allowed.

- The stairs leading to the loft is steep. Kindly observe safety and monitor children at all times.

- If any furniture is moved, please place it back in the original space where it was found.

- In the event that you need to use the hard key, please place it back in the lockbox before departing. Failure to return any keys used to the lockbox will result in a $100 replacement fee per key.

- Additional fees may be incurred if personal items are left behind.

- Please note that all pool and water attractions, food & beverage areas and The Lodge are currently closed.

- Drought conditions may affect Lake Travis, water levels may be lower than shown in listing photos. Refunds or cancellations cannot be offered based on water levels.

- Common areas at The Reserve at Lake Travis are not managed by Emerald Stay. Bring your own supplies and use them at your own risk.



Pet Policy:

- Pets are not allowed.



Parking Rules:

- Garage is available for 1 vehicle. There is also free parking on the driveway for 1 vehicle.



Fire and Safety Precautions:

- Smoking is not allowed in the premises.

- Minimum smoking fee: $250. However, the total charge may be higher if the property's condition renders it temporarily unrentable.

- Fireworks are not allowed.



HVAC Rules:

Please do not set the home's thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. If you encounter any issues, don’t hesitate to contact us.



Trash Instructions:

- Please feel free to take out the trash and place in the designated bins. We try our best to recycle! Please, no plastic bags in the recycling bins..



Landscaping activities typically occur during daytime hours. If you're staying during the week, you may experience some landscaping work on the grounds. We appreciate your understanding as we maintain this property to the highest standards for all our guests.



As you may know Texas is known for its bug inhabitants. Rest assured, we take proactive measures to manage this, and it shouldn't pose a problem during your stay. To help us keep them outside, please keep all windows and doors closed. We take proactive measures to manage this but if you are experiencing issues please feel free to use the bug spray underneath the sink.

Amazing home!! we definitely will be back The friends that had visited us We’re super impressed with the house as well so we are all coming back. It was super clean had everything we needed. The hostess was super on answering any emails. I had never waited longer than 10 minutes probably or less.
