This is a beautiful 2 bedroom apartment, ideal for short or long term stays, students, solo travelers, couples, or small families.
Once you’re done exploring and ready to get out of this Texas heat, dip into our pool to relax. Need to get work done? We have fast WiFi inside the apartment for you to work to your heart’s content. Need to get some laundry done? Check out our in unit private washer and dryer! Want to stay in, save some money, and cook? Our kitchen is equipped for your every need.
Once you’re ready to relax and call it a day, power on the TV with access to Netflix, Hulu, and Disney+. This 2 bedroom has a spacious QUEEN bed that will leave you raving about the great night’s sleep!
There is a common entrance to the building, but once you enter the apartment, the entire space is yours. There is a public pool and private washer/dryer in unit!
We aren’t available in person, but are online from 8am-11pm CST! Outside of these hours, we can’t be held liable for any issues, but will happily reach out to you once we are online.
Please make sure to read our listing in full as well as read the house rules as we want to make sure we meet your expectations.
We do have free public parking spaces, but please only park in spaces that are NOT reserved.
GUEST SIGN IN REQUIRED
After booking your reservation, a guest sign in form is required to be filled out as a screening process to prevent unruly guests from violating our house rules, throwing parties, or disturbing the neighbors. By booking, you are agreeing to fill out the guest sign in form in order to receive your check in instructions.
POOL RULES
Please be reminded of the following community pool rules:
No pool parties are allowed.
Children are not to be left unattended at any time.
Any violation of these rules will lead to a $500 fine and cancellation of your stay with no refund.
These rules are in place to ensure the safety, cleanliness, and enjoyment of the pool area for all residents. We appreciate your cooperation and attention to these matters.
***Pool closes promptly at 10:00 p.m. regardless of whether the door is locked.***
***Loud music will not be tolerated - keep it at a volume for your personal enjoyment, while allowing other to enjoy their own peace or choice of music***
***Access to the pools/amenities are for residents and their guests only. Residents are allowed two guests (any more will need prior approval from management). Residents must accompany their guests at all times.***
***Guests must be accompanied by the Resident. No large groups or parties are allowed at the pool areas.***
***No Smoking of any kind in or around the pool area as it is a public space to be enjoyed by all residents***
***No eating/drinking while in the water - do so outside by the tables, and please clean up after yourself and dispose of trash in the receptacles***
***No running or horseplay allowed in the pool area - NO JUMPING off of the fountain areas or sides of the spa***
***Public intoxication and belligerent behavior is prohibited***
***No glass containers of any kind are allowed***
***No pets allowed in the pool area***
***Persons under 14 must be accompanied by an adult leaseholder - for children older than 14 years old, consider accompanying them anyway because their behavior will affect you as the leaseholder***
***Proper swimming attire is required while in the pool. No jeans, t-shirts, etc. as they can clog the drains. No thongs or g-string bikinis.***
***Do not put pool furniture in the pool. If you move the furniture, please move it back when you leave***
***Clean the grill and kitchen area after your use - TURN OFF the propane after using the grill***
***All are swimming at their own risk. Owner/Management is not responsible for accidents or injuries.***
EARLY CHECK-INS
are not guaranteed. Airbnb allows you to choose a preferred check in time, but it is ultimately up to the host to approve any check-ins before 4pm. An accepted request to book does not mean your early check-in time was approved. You will need to send us a message asking us if you can check in early and get an approval after payment before you have the early check in.
LATE CHECKOUTS
must be approved by the management team. If you stay past your 11am check out time without approval, you will automatically be charged for the next nights’ stay at the listing’s full price.
PACKAGES
We do not allow guests to order mail/packages to this location for privacy reasons. If you attempt to have something delivered to this address, it will be rejected by the leasing office and we are not held responsible for its whereabouts.
LEASING OFFICE
DO NOT enter the leasing office or talk to the property management staff for any reason. We have a mutual agreement with the complex that all our guests communicate ONLY through the Airbnb platform. From there, our team can directly communicate with the complex on your behalf. Any violation of this agreement will lead to an immediate termination of your reservation. If we receive any lease violations (smoking, noise complaints, trash, etc.), you will be charged with a $500 fine.
NOISE/SMELL/NEIGHBORS
We are aware that these are apartment complexes, and though we have had plenty of compliments about how peaceful and beautiful the neighborhood is, we are aware that sometimes neighbors may be noisy or cook/smoke that causes odors in the vents. We do our best between guest visits to alleviate these smells, but sometimes it gets into the ventilation system after we clean. Please notify us and give us ample time (1 hour to 24 hours) to bring you a freshener or spray or plug in to alleviate the smell.
Houston is a hot and humid climate that causes a lot of bugs. Bugs can get into the space. We do regular exterminations to try to prevent bug problems but it's not a perfect solution. Please note that you may see bugs in the home. No refunds are given if bugs are seen.
MAINTENANCE
Understand that we are at the mercy of the property management maintenance team for most general “fix-it” requests. We ask that all our guests are patient and understanding in regards to this. If a previous guest has damaged something minor and we were unable to fix it before check in, it will be reported to the complex staff, but it is dependent on the maintenance team’s schedule. Examples: blinds, curtains, and lightbulbs fall under the “non-emergency” maintenance category and won’t be completed until they’ve addressed any emergency requests around the property first.
PETS
We do NOT allow pets, it is a $200 fine for this violation unless they are a service animal.
KEYS/PARKING PASS
If a key/key fob is not returned and/or damaged, the following fees will occur: $25 for new key and $75 for a new key fob. If you do not return the parking pass or lose it, it is a $50 fee to replace it in time for the next guest.
PARTIES
The complex enforces a strict no-parties/noise violation policy to all its residents. This includes all Airbnb guests as well. If you throw a party, trash the space, damage the unit, disrespect the property, or have a gathering with extra guests that are not reported in your initial booking, you are breaking the rules and will be fined $200.
CLEANING
Our cleaning fee is based on a courteous guest (e.g. someone who cleans up after themselves, puts dishes in the dishwasher, towels in the washer, leaves the place as they found it, etc.). This is NOT a hotel. If the housekeeping crew discovers an unreasonable mess post-checkout, we will charge an additional fee of $100. Each checkout is allowed to have 2 bags of trash. Per bag of trash over that is a $25 charge.
SMOKE/NOISE DETECTOR
We have a strict NO PARTY and NO SMOKING rule and have devices in place to detect that. Please do not tamper with the device or there will be a $150 fine.
EXTRA TOWELS/LINENS
Please understand and accept that our housekeeping crew needs to cover a great number of units per day and within a short window of time. To accommodate the busy schedules, they often need to leave the CLEAN towels drying in the dryer as they move on. If you do not see enough towels/linens for you when you arrive, please check the dryer.
LAUNDRY
We provide a washer and dryer for your use as an amenity, but the tide pods are NOT included in the use for free. Per tide pod usage is $1.22, and per unit will start with 5 and you will be billed after your stay for your usage of tide pods for your laundry. You are free to bring your own detergent and use our washer and dryer for your convenience!
The linen and towels are always freshly laundered between every guest visit. Normal stains and wear and tear happens. This enables us to give each guest the best possible value and at the same time help the environment.
MID/LONG TERM STAY
For stays of 7 days or more, we will provide starting sets for consumables and toiletries, including soap, paper towels, body wash, shampoo, and toilet paper. Beyond that, the guest is responsible for acquiring more than what is initially provided.
***We have a public saltwater pool that requires regular maintenance. It is sometimes closed for regular cleanings. Please verify if it’s available on the dates of your stay if that is an amenity you look forward to using***
***Pool is closed during rainy weather or if thunder is present. This is unforeseen as weather changes quickly. It is also closed every Monday and sometimes other days for regular cleanings. Pool hours are 8:30am-10pm.
