MAIN LIVING SPACE
Welcome to your modern mountain retreat—perfectly designed for cozy escapes, family vacations, or peaceful weekend getaways. you’ll find two living areas, each outfitted with Samsung Smart TVs, comfortable seating, and furniture made from locally sourced Aspen wood, bringing natural elegance indoors.

An A/C unit ensures cool comfort during warmer months, while a tankless water heater provides endless hot water for your entire group. Additionally, a backup generator offers peace of mind during unexpected power outages, ensuring your stay remains smooth and worry-free.

KITCHEN & DINING
Ourfully stocked kitchen has you covered. It includes both drip and Keurig coffee machines, air fryer, slow cooker, blender, rice cooker, waffle maker/grill, and a teapot. For even more culinary flexibility, you`ll also find a juicer, hand mixer, martini shaker, cast iron skillets, and a toaster. The refrigerator features a built-in ice machine, and there’s a water dispenser conveniently located inside the fridge door.

Additionally, there are two inflatable queen air mattresses stored in the laundry room for flexible sleeping arrangements.

There’s no shortage of ways to have fun. Inside, guests can enjoy a foosball table (with a mini pool table option), cornhole, and a selection of puzzles and board games. Outside, gather around the fire pit, which is fully up to code, or simply unwind and take in the natural beauty. The property also features a freeze-less hose on the hot tub side, two electrical outlets on the front deck, and Starlink high-speed internet, perfect for streaming or working remotely.

Snowy conditions are common in our area during winter, and we want to help you prepare. Here are our recommendations from December through the end of March, or whenever snow is present.:

- 4WD Vehicles Required: These are best suited for navigating snowy and icy roads.
- Snow Chains: Bringing snow chains is recommended, especially for added safety in severe conditions.
- Check Weather & Road Conditions: Monitor forecasts and road updates before traveling. Use the UDOT app or website.

We arrange for snow removal services to clear the driveway at properties where it’s required. However, please note that road access to the property is dependent on county snow removal services, which may experience delays during heavy snowfall.

Please note that we are not responsible for transportation issues due to weather or road conditions. Refunds will not be provided for weather-related challenges, and guests are responsible for any towing or additional transportation expenses they may incur. If you’re concerned about potential weather impacts, we strongly recommend purchasing trip insurance to protect your travel investment.

-Please don`t sit on the water feature in the hot tub. Please be gentle and take care with the hot tub. Take care of it as your own.
- No smoking or vaping anywhere inside the premises. Violation of this house rule will result in a $500 fine, in addition to any extra cleaning fees required to remove smoke odors or residue
-No events, parties, or large gatherings
-- Unregistered Guests: After check-in, any additional guests not originally listed on the reservation will be charged $50 per person, per night.
-- Maximum Occupancy: For any number of guests exceeding the maximum occupancy of 8 guests, a fee of $100 per person, per night will apply.
-Please do not move or rearrange any furniture.
-Do not flush feminine products, toilet paper, wet wipes, or diapers down the toilet as it will ruin the septic system.
-- Camera Tampering: A fee of $500 will be charged for any tampering with security cameras.
- Rental Vehicles: All guests are responsible for securing any rental vehicles as required by the laws and regulations of the neighborhood.
-Any excessive trash, there will be added fees for any additional trash left behind. If dumpsters are available you should see them nearby or check the dumpster location link above.
-Guests are responsible of bringing their own lighters, lighter fluid, fire starters, or firewood.
-Please use hot tub responsibly. No food or drink in hot tub. Shower before and after hot tub use.
-DO NOT PARK ON STREET (Violators will be towed). Driveway parking only
-DO NOT CARVE ON THE TREES!
-Please use fireworks responsibly and only in permitted areas, and refrain from using them in restricted or high-risk locations where they may be unsafe or illegal.
