Guests have full access to the entire two-story home, including all bedrooms, bathrooms, living areas, kitchen, and outdoor spaces. Enjoy complete privacy during your stay this home is exclusively yours.
Check in easily with keyless smart lock entry, giving you the freedom to arrive any time after check-in.
Make the most of your stay with a private pool and patio, perfect for sunbathing, relaxing, or evening BBQs under the lights. A pool heater is available for $50 per day.
Fire up the outdoor grill for cookouts and family gatherings available for $50 per stay.
The driveway provides parking for two (2) vehicles. Please note that the garage is used as a game room and is not available for parking.
One closet in the master bedroom is reserved for owner storage and not accessible to guests.

Guest Verification (Truvi)
Before your arrival, you will be required to complete a guest verification process through our trusted third-party provider, Truvi. This screening ensures the safety and protection of both our guests and the property.
Please note that receiving a pre-approval does not guarantee full accommodation. Truvi will send a screening questionnaire as part of the verification process. If your initial screening is not approved or incomplete, we may request additional information to verify your identity and eligibility to stay.

Security Deposit
A refundable security deposit is required for last-minute bookings or guests who did not pass the initial screening. The deposit must be collected before approval is finalized. The amount is $500 for up to 6 guests and $1,500 for up to 10 guests. Refunds will be processed within 7 days after check-out, provided there are no damages or incidents at the property.

Guest Policy, Rates, and Check-In/Check-Out
The nightly rate covers up to 6 guests. An extra guest fee applies for each additional person beyond 6 guests.
Early check-in and late check-out are available upon request and subject to availability. Please confirm with us in advance so we can make arrangements accordingly.

Pool Maintenance Notice
Our pool technician visits every Wednesday between 11:00 AM and 1:00 PM for routine maintenance. The visit is quick and will not disturb your stay. The technician will only need access to the outdoor pool area, and no action is required from you.

Gardener and Landscaping Service
Our gardener or landscaper visits the property twice a month for routine maintenance. The visit may occur on any day and at any time. We will always send you a notification in advance if they are scheduled to come during your stay.

House Tour Video Request
If you request a house tour video, your booking must first be approved before we can send it. After reviewing the video, if you decide the property is not suitable, you may cancel the reservation.

Pets
Service animals are always welcome. Pets under 25 lbs are allowed only with prior approval and a $100 per pet fee.

Animal & Insect Notice
We provide regular pest control; however, you may still see or hear small animals or insects around the property.

Additional House Rules:

Booking Policy
The primary guest must be at least 27 years old and must remain at the property for the entire reservation. No third-party bookings are allowed. If the person who booked is not present, the reservation will be cancelled without refund.

Noise Policy
Our community has a strict noise limit, with quiet hours from 10:00 PM to 8:00 AM. Please keep all noise courteous and respectful. Noise levels are monitored, and guests may receive up to three warnings for excessive sound such as loud music, heavy bass, or yelling. Continued violations or failure to comply will result in a $1,000 fine and cancellation without refund.

Guest Registration
All overnight guests must be registered before check-in, and the primary guest must provide the full names of everyone staying at the property. Unregistered visitors are not allowed without prior approval. Any violation will result in a $1,000 fine and automatic cancellation without refund. (For safety, insurance, and compliance reasons, only registered guests are allowed on the property. Insurance covers registered guests only, and allowing unregistered visitors can create security risks, violate local rules, and affect pricing and accountability. Unauthorized visitors will need to pay penalties or cancellation of the booking.)

Late Check-Out Policy
Check-out time is 10:00 AM.
If the guest does not vacate the property by 10:00 AM without prior approval, a $100 late check-out fee per hour will apply. To avoid this charge, guests must request a late check-out in advance and receive written confirmation from the host. Late check-outs are subject to availability.

Lost and Found Items
Items left behind may be claimed within 30 days of checkout; unclaimed items will be considered abandoned and may be disposed of, donated, or turned over to authorities as required by law.
Any firearms, ammunition, or other dangerous items left behind will be immediately reported and turned over to local authorities for safety and legal compliance.

Smoking
Smoking or vaping of any kind is strictly prohibited inside or anywhere on the property. A $500 fee will apply if smoking occurs indoors.

Parties & Guests
Parties or events are not allowed. The maximum occupancy is 13 guests, including visitors. Unauthorized guests or visitors are not permitted without prior approval. Any violation will result in a $1,000 fine and cancellation without refund.

Cleanliness & Maintenance
Please keep the property tidy, wash dishes after use, and dispose of trash properly. Excessive mess may incur a $300 cleaning fee. Mid-stay cleaning is available upon request for an extra charge.

Trash Disposal
Place all trash and recyclables in the correct bins. Improper disposal or mixing waste may result in a $60 fee.

Outdoor Cleanliness
Throwing food or trash in the yard, garden, or trees will result in a $250 cleaning fee. Help us keep the property clean and pleasant for everyone.

Prohibited Activities
Data or cryptocurrency mining and the use of illegal drugs are strictly prohibited. Any violation will incur a $1,000 penalty and automatic cancellation without refund.

Neighbor Courtesy
Please respect our neighbors at all times. Do not disturb them, and do not throw trash or any objects onto neighboring properties. Violations will result in a $1,000 fine and automatic cancellation without refund.

Garage Parking
Parking in the garage is strictly prohibited as it is used as a game room. Any damage caused by unauthorized use of the garage will result in a $1,000 fine. In addition, we will send an invoice for the actual repair cost, and the guest will be responsible for the full amount if the damage exceeds the fine.

Remote Controls
Lost or missing remote controls will incur a $100 replacement fee for each item.

Local Laws
Guests must follow all local regulations related to parking, waste disposal, and noise.

Violations
Any violation of these house rules including excessive noise, unauthorized guests, smoking, or property damage will result in fines, penalties, and immediate cancellation of the reservation without refund.
