The Space:

Morning light filters through the large windows, casting a gentle glow over the wood‑floored living area as the city awakens. You hear the soft hum of Austin outside while the quiet of East Riverside invites you to settle in at your own pace. The private, gated entrance welcomes you into a spacious retreat where you can spread out, unwind, and stay connected to everything the city offers.



Sleeping arrangements

Four private bedrooms give the group flexibility. Three rooms each hold a queen bed with fresh linens, wardrobes and bedside tables. The fourth bedroom features a twin bed and doubles as a dedicated workspace with a desk and chair behind a door. A queen sofa sleeper in the living room and a queen air mattress stored in the laundry area add extra sleeping options, comfortably accommodating up to eleven guests.



Bathrooms & laundry

Four full bathrooms reduce morning rushes, each stocked with towels and bathroom essentials. An in‑unit washer and free dryer are available for longer stays or active trips.



Kitchen & dining

The fully equipped kitchen offers generous counter space, all the cookware you need, and a breakfast nook that seats four. Enjoy casual coffee mornings or easy meals just steps from the living area, then gather around the dining table for shared meals.



Living space

A comfortable sofa anchors the living room, converting into a queen sofa sleeper when needed, and a flat‑screen Smart TV with cable provides entertainment. The open‑concept layout keeps conversation flowing between indoor comfort and the private patio.

The Neighborhood:

The Riverside area is near downtown, the University of Texas, local community college, and many of the best green areas in Austin (Zilker & Barton Creek Greenbelt). Strolling on Riverside you'll find it to be very residential, quiet, and peaceful.



Staying in this place will show you that you are super close to everything without being in the hectic Downtown Austin area. You are a short Uber/Lyft away from a time of your life without having the extra noise to keep you awake at night.



Getting Around:

The neighborhood is private off the main road and has plenty of parking. It is on a first come first serve basis. You are very close to the main highway to get around and close to local shops/restaurants for a quick or nice bite to eat.



Other Things to Note:

Heath, the safety and well-being of our guests are of utmost importance to us. For this reason, we use a thorough and extensive process of cleaning after each check-out.

This home is tucked nicely away but close. This would be an ideal location if you are coming for a major event or concert, like ACL, F1, or SXSW.



We are pet-friendly but do require a pet fee. It's in our house rules down below.



This is on the second floor and does require a small number of stairs.



This complex itself has recently been renovated. However, we do our best to keep everything clean and fresh.



Please be aware the unit is in the state of Texas there may be pests like roaches, ants, or other bugs. We hire professional pest control to take care of this.



We make sure to provide the basic amenities you need as you book our place (e.g. hand soap, toilet paper) but further supplies especially for long-stay bookings need to be purchased on your own.



Just like at a hotel, we kindly ask you to complete our quick verification process in order to receive your check-in details. This will ask you to provide your ID and lodge a safety deposit. Once this is done, we’ll send you your check-in details.



There's a security camera pointing at the door entrance, as well as a noise detector inside the property.
