Guest Access:

⚫Guests have full access to our entire home and get into our home by using our electronic lock on the front door where you are provided instructions on how to enter prior to your stay.

⚫You’ll receive our automated check-in instructions 📩 24 hours before your arrival, so everything you need will be ready ahead of time for a smooth and easy check-in!

⚫Our homes use electronic door locks 🔐 for your convenience. A door code will be sent to you automatically ⏰ 2 hours before check-in time, unless you’re checking in earlier.

⚫When it’s time to head out, we’ve got you covered too! 🧼🕒 Our checkout instructions will be sent a day before your departure, you'll receive them at 2:00 PM the day before your checkout.

⚠️ No trash should ever be left outside at the property including on the balcony. The HOA is very strict and issues a $310 penalty if any garbage is left outside. All guests are required to dispose of their trash at the community dumpster.

⚠️ We do our best to ensure there is propane available for grills and/or fire pits, but cannot guarantee there will be propane for use throughout your stay. If all available tanks are empty, we ask that you refill a tank and provide a receipt for reimbursement. Note: be sure to refill/replace the existing tanks - do not purchase a brand new tank.

⚠️ Given our property's rural setting, you might occasionally notice small, non-harmful insects. Rest assured, we have comprehensive, year-round pest control measures in place and work hard to minimize these encounters. Thank you for your understanding, and please let us know if you have any concerns!

⚠️ Friendly Note: 🐻 Since our home is tucked in nature, you may spot a black bear in the area from time to time. No worries - they’re generally well-behaved and prefer to keep their distance from people. As long as food and trash are secured, they’ll simply wander by and continue on their way.

‼️Notice:

◾For reservations made outside of Airbnb and Booking.com, please note that a $500 security deposit will be included for security purposes. This deposit is fully refundable within fourteen (14) days of checkout, provided no damages to the home or community penalties are reported.

◾Additionally, our account is not set up for VRBO or HomeAway to collect the remaining balances or security deposits directly. These are collected by us, with payments securely processed via Stripe or Bill.com.

◾For additional peace of mind, you are welcome to confirm this arrangement with VRBO support. Thank you!

➡️ Rental forms are required by our HOA and must be completed at least 72 hours prior to your stay.



⚠️ Amenity Badges (Important Update for 2026)



Effective January 1, 2026, the Towamensing Trails Property Owners Association has updated its rental program. Eight (8) blue amenity badges with lanyards will replace wristbands. These are permanent badges provided for guest use during your stay.



Good news! There is no additional cost for the badges—they are already included with your reservation.



📌 Please DO NOT TAKE THE BADGES HOME or DISCARD them. All badges must be returned to the property and placed back in their designated location at the end of your stay.



🚨 IMPORTANT: If any amenity badges are LOST or STOLEN after checkout, a $150 replacement fee will apply.



⚠️ Car pass registration fee will be collected separately from your reservation. Please see the fee breakdown below:

🔴 $5 per vehicle – Fee depends on the number of cars registered.



📌 Please note: These are not host-imposed fees. These are community-required fees set by Towamensing Trails to help cover the costs of operating and maintaining the community’s amenities and facilities.



✅ The driveway can accommodate a maximum of 6 cars, as this is the maximum capacity permitted by our township.

🔴 All vehicle information must be provided

🔴 Please message us 5 days prior to check-in for any changes in the number of vehicles. Last-minute changes are not allowed.

✅ Guest will have vehicle access to the community trash collection center

✅ Wristbands are valid for the entire stay and will give you access to all the community amenities:

4. Tennis and Pickleball Courts

5. Playground

6. Clubhouse with Lounge/Restaurant

🔴 Wristband cannot be used after 11 AM on your check-out date

🔴 If you’re planning to use kayaks or boats during your stay, these must be rented through the community. Please note that the rental fee will be the guest’s responsibility.

🔴 The lake may be closed without prior notice if it fails the periodic water testing/reading

👍 Pool, beach, lake, & kids playground are within a 3 minute walk. Basketball courts, tennis, and pickleball courts a short drive away on other side of lake.



🌟 Day Pass Wristband Policy for Towamensing Trails Guests 🌟



✨ New Policy (Effective May 24th):

We're excited to let you know that you can now purchase additional wristbands up to the occupancy limit listed on the zoning permit of your rental! This means larger families and groups can now enjoy the amenities together without limitations.



📌For example: Since our maximum limit is 10 guests, you can buy 2 extra day passes for your group.



🎟️ How to Get Extra Wristbands:

▪️ Visit the Boat Rental Office (near the lake and beach area adjacent to the community's clubhouse)

▪️ Bring your rental packet and photo ID.

▪️ Cost: $10 per person, per day

▪️ Payment must be made in Cash

▪️ Children under 5 still do not need a wristband!

📌 We strive to maintain the highest standards of cleanliness and hygiene. Occasionally, if a previous guest hasn’t followed proper usage guidelines, we may need to drain, clean, and refill the hot tub before your stay for health and safety reasons 🧼🦠. If this happens, please note that it may take until the evening of your first night (or slightly longer, depending on the weather) for the water to fully heat back up 🔥🌙. We totally get that guests look forward to relaxing in the hot tub, and we only perform this maintenance when absolutely necessary to ensure a clean and safe experience for everyone 💧👍.
