This spacious home offers an abundance of sleeping options, including two king-size beds in the main king bedroom suites, two queen-size beds, two full-size bunk beds, and two twin-size bunk beds. Additionally, a sleeper sectional can accommodate two more guests comfortably. Rest assured, our goal is to provide a restful night`s sleep for everyone.

Pamper yourself in the elegant master bathroom, boasting a stand-up, walk-in shower and a relaxing tub. For added convenience, there are two more full-sized bathrooms with combination tubs and showers throughout the house. We have you covered with shampoo, conditioner, and soap, ensuring you have the essentials during your stay.

Entertainment is taken to the next level with multiple 60` flat-screen TVs in the living room, cabana, and sunroom. In the master bedroom, you`ll find another 60` TV equipped with all the latest app features. Immerse yourself in an incredible audio experience with premium surround sound while watching your favorite movies. All TVs are Roku-enabled, offering a wide range of streaming apps for your entertainment pleasure.

Our fully equipped kitchen boasts sleek stainless steel appliances, inviting you to unleash your culinary skills. Help yourself to the variety of pots, pans, cooking utensils, and seasonings available for your use during your stay.

For your convenience, a front-load washer and dryer are at your disposal, allowing you to keep your wardrobe fresh throughout your visit.

Relax and unwind in our private pool, the epitome of serenity. Pool heating is available as an optional extra, ensuring your desired temperature is reached for a daily fee of $125. The backyard is fully fenced, providing both privacy and security. While the pool is private, we kindly ask that you respect our neighbors and maintain a considerate noise level, particularly during late-night hours. Please note that parties are strictly prohibited, and any indication of a party will result in immediate removal from the premises without a refund. We value a peaceful environment for all our guests.

If you opt for pool heating, please inform us at least 48 hours in advance, allowing ample time for the heater to be activated and the pool to reach the desired temperature before your arrival.

Offering premium features that distinguish it from a standard hotel, including a full kitchen, private space, and a pool that families will love. Consequently, there are additional costs associated with maintaining these amenities.

Other Things to Note:
⧫Refundable deposit fee required for most stays, typically ranging from $500 to $1,000
⧫Deposit serves as a holding fee, similar to a hotel deposit
⧫Deposit will be automatically refunded after your stay and is not an additional charge

Know before you go:
➔To comply with city ordinances and the party ban, a strict max occupancy of 10 guests applies (including visitors). Please inform us if you plan to invite guests, who should leave by midnight to avoid fees. Unapproved gatherings will lead to immediate eviction and deposit loss.
➔ The Jacuzzi takes approximately 4-6 hours to heat depending on the weather
➔The pool takes 4-6 hours to reach warm temperatures and up to 24 hours to fully heat. Here’s the fee structure for heating:
$125 per day if forecasted lows are above 60°F.
$150 per day if forecasted lows are between 50°F and 60°F.
If you would like the pool heated for your stay, please let us know in advance so we can prepare it before your arrival. If we do not receive advance notice, please note that it may take 12-24 hours to schedule a team member to turn on the pool heat, as this must be done manually on-site.

➔ The yard is serviced on a regular weekly basis and this may fall on a day of your stay
➔No smoking indoors.
➔Quiet hours are 9pm-9am. Outdoor amenities may be used quietly until 11pm.
➔Late check-outs may be requested within 24 hours of departure, but approval is not guaranteed and cannot extend past 12pm. Unapproved late check-out incurs a $300 fee.
➔Outdoor grill available for an additional fee. Guests are asked to clean it after use; our staff will handle deep cleaning. Propane tanks are provided; if refill is needed, guests may exchange at a nearby store.

We have one security camera in the driveway, a Ring doorbell at the front door, and one overlooking the backyard pool. A Minut Alarm also monitors noise levels, alerting us if limits are exceeded. All exterior cameras are installed for the safety of guests and the property, and they will remain active during reservations.

Wear & Tear Expectations
This home has hosted many wonderful guests over the years. You may notice some normal signs of use, but we actively maintain the space to keep it comfortable, functional, and charming.

Seasonal Pests Note
Texas is known for seasonal bugs. Even with regular professional pest service, you may occasionally spot insects (like ants, spiders, roaches, or flies). For that reason, refunds aren’t provided for pest sightings — but please reach out if anything seems out of the ordinary and we’ll help as quickly as we can.

Payment / ID Verification Note
For reservations over $3,000, credit card payments aren’t accepted. Amounts above that must be paid through Zelle or another direct payment method. The name on the card must match the reservation and a valid ID, and any required selfie verification must clearly match the ID as well.
House Rules:
Please read and agree to all house rules before proceeding:

1. Provide the exact number of guests; unregistered guests are not allowed.
2. Failure to comply with the rules may result in the loss of your deposit or eviction.
3. This property offers self-check-in; please confirm your ability to check in as instructed.
4. Check-in time is at 4 pm, and check-out time is at 10 am. Early check-in or late check-out is available for a fee with prior approval.
5. Quiet hours are observed from 10 PM to 7 AM.
6. Packages or mail deliveries are not accepted at the property.
7. Smoking is strictly prohibited inside the house. Smoking is only allowed outside. A cleaning fee of up to $1350 will be charged for any detected smoking (cigarettes, vape, marijuana).
8. The use of narcotics is strictly prohibited.
9. The host is not liable for accidents or injuries that may occur during your stay.
10. Please be mindful of energy usage by turning off lights and closing windows, doors, and blinds when not in use.
11. Parties or events are not allowed on the premises. A charge of $175 per day will be imposed for violations.
12. Open flames, including candles or fireworks, are not permitted.
13. Maintenance requests may take up to 24 hours to address.
14. Groups of 6 or more guests must inquire before making an instant booking.
15. Local guests must request approval before booking.
16. Unauthorized overstays beyond the check-out time will incur fees.
17. Additional charges may apply for excessive mess, trash, or damages caused during your stay.
18. Furniture should not be rearranged or items removed from the property.
19. An additional fee will be charged if the number of guests exceeds the reservation.
20. Lost items will incur a handling fee plus shipping costs.
21. No refunds will be provided for storms or if the property does not meet your expectations.
22. Tampering with cameras, detectors, or monitoring devices will result in a $500 fee.
23. Bugs may be present on the property, and no refunds will be provided for bug sightings.
24. Please treat the property with respect, as you would your own home. Use the code word `JOY` to confirm your agreement.

PETS

Pets are welcome with prior written approval. Pets must be disclosed in this agreement. The pet fee is $175 per pet per stay. Pet(s) need prior authorization and approval, there will be a per pet fee applied. Please inquire with any questions.

VERIFICATION AND INCIDENTALS:

To ensure compliance with legal requirements and building security, we kindly request the following during the reservation process:

-Provide a copy of your official government-issued photo ID.
-Confirm your contact information.
-Complete our verification portal, which may include a criminal background check.
-Please note that this information is collected solely for screening and verification purposes and is not stored or used for any other reason. -Additionally, all guests must agree to our Terms of Service governing the stay.

By completing the reservation, you agree to the following terms:

-You acknowledge the requirement to provide a valid government-issued ID before check-in.
-You understand that a background check may be necessary as mandated by the property management or building, in accordance with the rental agreement and booking conditions.
