Your access code is unique to you and the identified guests in your party only and is valid from check-in 4:00 pm local time to check-out 11:00 am local time, 24 hours a day during your stay. Access is removed promptly at check-out time unless communication has been received, you’re running late during the check-out process to prevent a lock out. We honor a 30-minute grace period before incurring late checkout penalties with communication.

- Upon reservation confirmation, you will receive all details regarding how to arrive, our safety and security procedures, and any further communication will be sent via the message center only to the account that made the reservation.

To ensure access, a pet fee of $20 per pet, per night, and an additional guest fee of $25 per guest, per night, are required before check-in. Delayed check-in may result from not paying the pet fee or extra guest fee in advance. Bringing pets without authorization will result in a $250 fee, while unauthorized guests will be charged $50 per guest per night.

If you require additional bedding, linens, blankets, or towels, kindly inform us beforehand. A nominal fee is charged for this service. If the number of guests in your reservation exceeds two, please specify your preferred sleeping arrangements. Your comfort is our utmost priority.
1. Early Check-In: Early check-in may be arranged depending on other current guests scheduled. Please inquire via the messaging app 24hrs prior to your arrival. We offer three early check-in options if an early check-in is possible and the approval the fees range from $40-100.

2. No Unapproved Late Check-Outs: Unapproved Late Check-Out fees: Every 30 mins after 11am is an additional $75. Those still not vacated at the 2-hour mark will incur a penalty of that days current daily rate. Please understand that we have scheduled cleanings for our units based off our standard check-in/out times or prearranged early/late check-in/out. We offer various late check-out options. You must inquire in advance if a late check-out is possible.

3. Access: You are welcome to Check-In anytime after the standard check-in time on your day of arrival. Check-Out is by 11am on your day of departure, your access will be removed at check-out time. Quiet hours at the property are 10:00pm to 8:00am.

4. No Unauthorized Extra Guests: Do not have more guests or visitors than stated on your reservation. More guests or visitors than stated on the reservation will incur a charge of $50night/guest or temporary visitor.

5. Damages: Our team takes detailed photos of all units when they are cleaned to be sure to capture the current state of our units each time prior to the next guest arriving. In the unfortunate case you arrive and find something damaged upon arrival, it must be reported in the first 24 hours for liability assurance.

6. Do Not Contact On Site Property Office! You are a guest of ours as a corporate lease holder at a private property, you are not a guest of the property directly. The onsite office is strictly for long term residents only and does not provide support to our guests as you are not the residential lease holder. Our team is required to provide all customer service to our guests directly as to not burden the property staff. Failure to abide by this rule puts our corporate residency at risk and as such may result in eviction with no refund as this is a lease violation.

7. Damage to Furniture/Fixtures/Appliances: Inappropriate use of the following or accidental breakages that result in complete damage will incur an additional fee for repairing or replacing the damaged item.

8. No Mail Service: Standard USPS mail service is not supported. Packages via Amazon, UPS or FedEx if utilized are at your own risk as you are not a resident; we DO NOT have any liability related to packages. We suggest that guests requiring secure mailing services setup a temporary mailbox at either a UPS Store or nearby USPS location.

9. Not Childproofed For Young Children and Infants: Our units are not prepared for certain ages due to the expensive and/or delicate furnishings and balconies with concrete stairs and wide walkways. While we’re happy to host families bringing young children, please know that there is no child proofing of any kind in our units. Please take appropriate precautions when staying with young children.

10. No Smoking: Smoking, vaping of tobacco, marijuana or any other substance is not allowed anywhere in the home or in the common areas on the property. This is a 100% smoke free community. Smoking anywhere on the property will result in a $250 fee, and a fee of $25 per butt will be added if found in the proximity entry of the unit. Smoking is permitted in the front of the building on the sidewalk or in the secured parking area.

11. No Pets Without Approval: Pet(s) are not allowed on the property at any time without prior consent. All pets must have explicit pre-approval. We are very health conscious and host medical professionals and therefore unplanned pet friends can result in potential allergy or other issues for the next guest and MUST be:
a. Identified and approved
b. Pet Fee of $20 per pet/night must be paid prior to checking-in to gain access. Failure to pay the pet fee prior to check-in may result in your check-in being delayed. Unauthorized pets will incur a $250 fee
c. Certified disability and emotional support animals are permitted at no cost with appropriate paperwork provided
d. No more than 3 pets maximum allowed per unit for fire code compliance
*Violations may result in eviction with no refund, or fine if imposed by fire marshal


12. No Parties or Events: Parties, events, birthdays, bachelor or bachelorette stays, group get-togethers, hangouts, loud music and the like are not allowed

The living conditions of this VRBO have been falsely advertised to the most severe degree. Upon arrival, the neighborhood is a seedy old apartment complex. It is clearly unsafe. As we exited our vehicle, there was some type of domestic dispute happening including a man repeatedly screaming profanities in public and with children present. My party proceeded to the unit, finding that it is located on the third floor of the complex with no ADA access. We took all bags and groceries up the stairs, in the dark, during the continued domestic dispute. Upon entrance to the unit, I can only describe it as horrifying. 1. The couch is covered in stains.2. The patio is completely unusable. There are several hornets nests in sight and hornets flying around. 3. The kitchen included an old used dirty sponge, no baking sheet, and only 2 forks.4. We couldn’t find towels for bathing and there was no detergent.5. There was a spare pillow covered in yellow stains. 6. There is no hot water available in the kitchen sink. So apparently these people clean with a dirty sponge and cold water. 7. The WiFi doesn’t work. 8. Bedroom door handle is broken. No lock in bathroom. We weren’t safe to stay there and host refuses to refund for nights we paid to be somewhere safe. Host couldn’t care less.

We’re sorry this guest felt uncomfortable, however many of the claims in this review are factually inaccurate and we want to clarify for future travelers. The property is located in a quiet, residential apartment community that is professionally managed and patrolled. We do not control third-party behavior in public areas, but there were no police reports, security incidents, or safety alerts reported during this guest’s stay. The unit is clearly listed as a third-floor walk-up, which is fully disclosed in the listing and confirmed prior to booking. It is not advertised as ADA-accessible. Prior to this guest’s arrival, the home was professionally cleaned and inspected. All bedding, towels, and kitchen items were provided per our standard inventory, and we have timestamped photos confirming this. If any items were misplaced or if something was not functioning properly, our support team was available 24/7 and would have gladly corrected the issue if notified. We were never given an opportunity to address or resolve any of these concerns during the stay. The guest chose to leave early and requested a refund outside of VRBO policy, which we could not approve. We always follow VRBO’s cancellation and refund guidelines to ensure fairness for both guests and hosts. We continue to host thousands of happy guests and stand behind the quality, cleanliness, and safety of this home.
