Rules & Regulations
Community & Check-In:
Chickadee Retreat is located in a gated community with 24/7 security
All guests must be registered at least 2 business days before arrival
Guest names and valid IDs must be submitted prior to check-in
A rental form and acknowledgment of house rules are required before arrival
Unregistered guests will not be permitted entry by security
Late submissions or last-minute bookings may incur a $100 processing fee
Self-check-in is available via lock-code for your convenience
Amenity wristbands are required to access pools, lakes, courts, and playgrounds
Wristbands cost $10 per guest over age 5 and can be purchased onsite
Follow all posted rules at community facilities

Check-In & Check-Out:
Standard check-in: 4:00 PM
Standard check-out: 11:00 AM
Early check-in or late check-out may be available for $75 each, subject to availability
Unapproved late check-out will incur a $100 penalty

House Rules:
No smoking inside the house
Smoking is permitted outside only; use the smoker’s receptacle on the deck
No pets allowed unless explicitly approved in advance
No parties, events, or additional unregistered guests are permitted
No commercial photography or filming without prior written approval
Quiet hours are from 10:00 PM to 8:00 AM
No shoes indoors please
Do not move furniture, drill holes, or use unapproved appliances
No fireworks permitted at any time
No hunting permitted in the community
No illegal activities of any kind are allowed on the premises

Fire Safety:
Only use the gas fire pit and gas fireplaces as instructed
Do not attempt to light wood fires inside or outside the property (may result in $500 fine)
Keep flammable items away from heat sources
Fire extinguisher is located in the kitchen, next to each fireplace, and on the 2nd floor landing
First Aid kit is located in the half bathroom in the cabinet above the toilet

Community Traffic Rules:
Follow all posted STOP signs and speed limits within the community (violations may result in $500 fine)
Guests are responsible for any fines or penalties for traffic violations

Damages & Liability:
Guests are responsible for any damages caused during their stay
Report any issues or broken items promptly
Fees may apply for excessive cleaning or damage beyond normal use

Cleaning & Departure:
Please leave the home as you found it
Clean dishes or load the dishwasher
Take out trash to designated bin
