Experience comfort, fun, and relaxation in a private guest suite on the lower level of our Kirkland home in the prestigious West of Market neighborhood. This cozy and versatile two-bedroom, 1,700 square foot suite is ideal for families, couples, or small groups who want a well-appointed and relaxing retreat only a few blocks from downtown and the waterfront.
The space
Enter through your own separate entrance with convenient back-of-house parking and a private yard oasis. You enter the suite into the mudroom, a practical spot to hang jackets and hats and to store shoes. This area includes a bunk nook with a twin over full bed that is perfect for children or extra guests, plus an office nook for those who need a place to work.

*Home theater with a 98-inch projector-style screen, surround sound, and a library of more than 500 movies
*Ultra-soft down-stuffed sectional that is comfortable for movie nights and can sleep two guests
*Foosball table and a selection of board games and puzzles
*Popcorn machine for a classic theater experience

*Nicely equipped kitchenette and bar area with cooktop, microwave, toaster oven, full-size refrigerator and freezer, bar seating, and a small dining area

Pets
We welcome pets on a case-by-case basis. The weight limit is typically forty-five pounds. Pets must be fully house trained. We prefer no puppies.

One dedicated gravel driveway spot with room for a second vehicle if needed, plus ample street parking.

Please note that the entrance to our guest suite is a basement level so you will enter through a private entrance that includes thirteen stairs down to the suite. This may not be suitable for guests with mobility challenges or those who prefer step-free access.

Our home is in one of Kirkland’s most charming and convenient areas — close to downtown, Lake Washington, and the waterfront parks, yet tucked away on a peaceful residential street. I love that we can walk to restaurants, coffee shops, and the marina, but still enjoy the quiet and greenery that make this neighborhood so special. The sense of community here is wonderful, and everything from shopping to scenic trails is just minutes away.
