The Coba Road area is one of Tulum’s most convenient and accessible neighborhoods. You’ll find paved roads, bike paths, and sidewalks that make it easy to reach the beach in just five minutes by bike. Along the way, enjoy the mix of grocery stores, pharmacies, boutiques, and restaurants, all within walking distance. Its central location means you’re close to everything while still being in a relaxed, easy-to-navigate part of town.

Beach access:
In Tulum, the best beaches sit behind private beach clubs. We`ve built the access quietly, through direct relationships with ten of the Mexican Caribbean`s most sought-after clubs — Gitano, Hotel Panamera, and Umi among them. After booking, you`ll receive the Jungle Luxe guest concierge app, where each club`s current terms, minimums, and character are set out in detail. Beach day reservations are placed directly in the app the day before — one tap, no back-and-forth — so your morning opens with a confirmed name on the list.
A note on how Tulum works. Most clubs here operate on a minimum consumption: a set food-and-drink spend that stands in for entry. It`s standard here, and amounts vary by club. Through October, many waive or ease minimums entirely; in high season, they firm up. The app maps it out ahead of time, so there`s nothing to negotiate on the sand. Outside food and drink aren`t permitted — everything comes from the club`s kitchen.
For a free option, there are public beach access points and a small handful of Tulum hotels keep public beach access open. We`ll point you to the ones worth the trip for your week, with honest notes on chair availability and crowds.

Quiet hours are 10 PM to 8 AM in keeping with the residential community.
Most of Tulum`s streets are unpaved and rustic. You are in the jungle — please be considerate of neighbors and wildlife.

Please avoid sitting on furniture in wet swimsuits, sunscreen, or body oils.
Use coasters under drinks on all surfaces.
Concrete is porous and stains. If something spills, please clean it up promptly.
Do not sit, lean, or stand on concrete sinks or countertops. Concrete is fragile; .
Please turn the lights and A/C off when you leave the property.
Tulum Plumbing
Toilet paper and sanitary items go in the baskets provided. Nothing else is flushed. Tulum`s septic systems are strict and will back up otherwise.
Pool, Wi-Fi & Trees
Please do not touch pool equipment — request assistance from guest services
Please do not touch routers or network equipment. If you experience a Wi-Fi issue, please send your concierge a photo of the modem showing its indicator lights — this allows our team to diagnose and resolve the problem remotely.
Please do not climb or touch trees on the property. Several species in the Yucatán are poisonous and can cause serious injury.
Utilities
Power and water in Tulum are supplied by CFE and CAPA. Occasional interruptions are a reality of the destination and are not grounds for a refund.
Resolved Issues
If an issue is reported and our team resolves it the same day within a reasonable timeframe, it is not grounds for a refund.
Damage & Linens
Any damage occurring during the stay must be reported to your concierge. The guest is responsible for the cost of repair or replacement.
Linens permanently stained — blood, feces, self-tanner, hair dye, ink, or any stain not removable through standard laundering — are charged at replacement cost. Replacement pricing is quoted in MXN.

Check-in: 3:00 PM – 11:00 PM. Check-out: by 11:00 AM.
Early check-in from 12:00 PM or late check-out until 1:00 PM: $30 USD, based on availability. Not offered in December/January.
