Otherwise, no news is good news—you enjoy the home, and we stay out of your way unless you need us.

The home is professionally cleaned between stays. The cleaning fee covers standard turnover—laundry, floors, bathrooms, kitchen, and surfaces—but it does not cover extreme mess. We simply ask that you treat the home like you would a friend’s nice house: put trash in the bins, load or neatly stack dishes, and leave things reasonably tidy.
The pool is professionally serviced on a weekly schedule. That schedule is set in advance and cannot be rescheduled with guests. The pool company may need access to the backyard during your stay but will not enter the interior of the home. The pool is used at your own risk, there is no lifeguard on duty, and children must be supervised at all times. For safety, please avoid using glassware in or around the pool.
Smoking or vaping of any kind is strictly prohibited inside the home, including cigarettes, cigars, and marijuana. Smoking is allowed outside only, with proper disposal of cigarette butts. Additional cleaning or odor-removal charges may apply if smoke is detected indoors.
If pets are permitted on your booking, they must be approved in advance and may be subject to a pet fee. We ask that you pick up after them, manage barking, and be mindful of the furniture and flooring.
All televisions in the home are Roku TVs. We do not supply streaming account logins; you will use your own app credentials and can log out at the end of your stay for security.

*Very Important - Please place all TOWELS in the washing machine and start the load of towels.
*Do NOT wash linens. We take linens offsite for washing.
*Please start the dishwasher when checking out so the cleaning crew may turn the house for the next guest since we try to accommodate early check in if at all possible.
*Turn the thermostat to 74 for the summer, 68 for the winter when starting to leave. It might be a few hours or few days before the next guest arrives. No need in wasting energy on an empty house :).
*If you found something wrong with the house that is a maintenance item, please let us know via the Airbnb messages. The cleaning crew is only in the property for a few hours and as obvious as some things may be, it may not be noticed by the cleaning crew.
*Please ensure the TV remotes are on the coffee table in LR or on dresser in bedrooms to ensure they can easily be found to avoid potential lost remote fee
*Dispose of any left over items from the fridge. You may leave items such as condiments, and other common items.
*Any free standing trash in the home must be picked up and placed in trash cans or taken outside. Cleaning fee does not include excessive dirty house. Additional fees may apply if not followed.
If you have any questions during your stay, we encourage you to use the messaging feature within the platform you booked. If you need to reach us by our cell, we encourage you to TEXT us first since we stay very active on our phones with our property management company. Please GROUP text when sending a message
Smart Lock Battery Replacement
Guest agrees that in the event that a battery in the lock has to be replaced on the front door smart lock, the guest will replace the 4 AA batteries in the lock. The host will reimburse for the cost of the batteries plus $5
Fireplaces
Safety reason the fireplaces are not to be used for burning. Unfornatutely, we can not allow fireplaces to be used since wood can stay hot for several days. The cleaning crews would not be able to clean the home if not know when the last fire was used. This prevent cleaning and more importantly, the cleaning crews have no way of disposing of the embers in a safe way.
GARAGES
Many of our houses come with enclosed garages. We do not guarantee the use of the garages but they are allowed to be used if they are available. We may use the garage for storage that occupies a portion or all of the garage. If the garage is unavailable use, we can not move items unless agreed to prior to the move in.
If the garage has an overhead garage opener, you may program the opener to your car.
