Swasa Farm features an open-concept layout that blends rustic farmhouse charm with modern comfort. The main living area includes a beautifully updated kitchen with ample counter space and a seamless flow into a large dining area, where guests can enjoy meals with serene views of the surrounding hills.



🛋️ Living & Entertainment

Rustic farm-style sliding doors add warmth and character throughout the home, leading to cozy and thoughtfully designed spaces. Upstairs, an inviting entertainment room creates the perfect setting for movie nights, games, or unwinding after a day on the farm.



🛏️ Sleeping Arrangements

The home includes one bedroom with a queen bed and another room with two twin beds, allowing the property to comfortably sleep up to six guests. It’s a wonderful setup for families or groups seeking a peaceful countryside escape.



🐄 Outdoor Experience

Outdoors, the property offers a large, well-kept stable and an expansive riding arena. Please note that horses are not included, but the authentic farm setting is complemented by peaceful cattle grazing next door. All events or gatherings must be confirmed and approved in advance. Unauthorized events/parties are not allowed, and guests may be asked to leave the premises immediately if this policy is violated.

Please note: an additional fee applies for approved events/gatherings.

To maintain a peaceful and enjoyable environment, please keep in mind:

-No wild parties or open-invite events

-No bachelor or bachelorette parties

-Music must remain at a reasonable level at all times

-Please be mindful of the neighbors, especially during evening hours

Swasa Farm is best enjoyed with a car, as the property sits in a peaceful countryside area with beautiful winding roads and open farmland. Private on-site parking is available for multiple vehicles, making it easy and convenient to come and go.

Downtown Ellijay, local shops, restaurants, wineries, and hiking trails are all just a short drive away. The area is simple to navigate, with clear roads and scenic routes that lead you through the North Georgia mountains.

Rideshare services like Uber and Lyft may be limited due to the rural setting, so we recommend planning transportation ahead of time. Once you're here, the quiet roads and open spaces make exploring the region relaxed and stress-free.

Quiet Hours

• Quiet time begins at 10 PM, as required by county ordinance.

• Please be mindful of noise outdoors and in the jacuzzi during these hours to respect the peaceful rural environment.



Guests & Visitors

• No unregistered guests are allowed on the property without notifying us in advance.

• This helps us maintain safety, insurance compliance, and a calm farm setting.



Events & Parties

• No parties or events are allowed without prior approval.

• Unauthorized gatherings will result in immediate cancellation of the stay.



Property & Safety

• Please do not enter gated neighboring farmland.

• Farm equipment, stables, and riding arena are for viewing and photos only, no animal use or riding permitted.

• Keep all gates closed to maintain the safety of the property and surrounding animals.

• No smoking inside the home. Outdoor smoking is allowed only in designated areas and cigarette butts must be disposed of properly.



Jacuzzi Use

• Please shower before entering the jacuzzi and keep all glass away from the area.

• The jacuzzi must be closed after use to keep it clean and functioning properly.



Cleanliness

• Please clean up spills promptly and treat the home with care.

• Excessive mess or damage may result in additional cleaning fees.



Pets

• Pets are allowed with approved ahead of time. This protects the farm environment, wildlife, and neighboring cattle. - (Pet Fee Required)
