The main floor living room has a queen sofa bed and the office area off the living room also offers a small twin pull out chair bed.

***Important Notice About Douglas Lake Water Levels:



Douglas Lake is a seasonal lake managed by the Tennessee Valley Authority (TVA). Each year, beginning in early October, the TVA gradually lowers the lake level — sometimes by as much as 25 feet — to prepare for winter storms and manage water flow throughout the region. During this seasonal drawdown, portions of the shoreline and red-clay lakebed may become visible.



Water levels typically begin to rise again in late May through early June; however, refill timing and lake depth are heavily dependent on rainfall and weather conditions. In drier seasons or periods of lower rainfall, water levels may remain lower than usual for longer periods of time.



For the most accurate and up-to-date lake level information, we recommend checking the TVA website directly. Recent lower-than-average rainfall and drought conditions in the area have resulted in reduced runoff and may impact current lake conditions.



*This is a dog friendly cabin, allowing up to 2 dogs with a weight limit of up to 50lbs each. A $75 non-refundable pet fee will be charged per pet.

*Lake Douglas is known for striped bass and crappie fishing

*Home is very rural, so please be sure to bring your groceries, wood for your firepit, and anything else you may need on your way to the property

*Private boat dock for you and your guests only

*This cabin is situated on the lake and all lake activities are at the Guests own risk

* Hot tub takes a few hours to heat up after it has been cleaned and sanitized after the previous guests checked out.

* All refunds from cancellations may be subject to a 4% credit card processing fee depending on how you booked the property, meaning some listing sites may have the fee and some may not.

*Unfortunately, we cannot do early check-ins or late check-outs from Memorial Day to New Years Day.

* We kindly ask that if you need a late checkout that you get approval 24 hours in advance. Otherwise, a $100 fine will be charged if you stay past check-out time without permission.

*Guests must be at least 21 years old to book this listing.



Dog Behavior & Liability

Guests are fully responsible for the behavior of any dog(s) they bring to the property. All dogs must be non-aggressive and under control at all times. Any aggression toward neighbors, other guests, animals, or staff—including biting, lunging, or attacks—is strictly prohibited.

Guests assume full liability for any injury or damage caused by their dog(s). The Owner/Host is not responsible for any incidents, claims, or expenses resulting from a guest’s dog. Guests agree to indemnify and hold the Owner/Host harmless for all dog-related issues.

Violation of this clause may result in removal from the property without refund and charges for any related damages.



Bodies of Water (Swim/Boat/Fish at Your Own Risk): Some rentals are adjacent to or provide access to oceans, sounds, rivers, creeks/streams, lakes, ponds, tidal marshes, canals, and/or docks, piers, or boat launches. There are no lifeguards. You and your guests are 100% responsible for your own water safety at all times. Hazards may include but are not limited to currents, tides/undertow, drop-offs, submerged objects/debris, slippery rocks, wakes, cold shock, changing water levels, bacteria/advisories, wildlife, and weather.

*Always Supervise children and non-swimmers; never swim alone; no diving or running on docks or bulkheads.

*Personal flotation devices (U.S. Coast Guard–approved life jackets) are strongly recommended for anyone near or on the water and are required when using any watercraft.

*No water access during storms, high water, strong currents, advisories, or after dark.

*Only use designated areas you are expressly permitted to use; do not trespass on neighboring shoreline, docks, or ramps.

*Glass containers are prohibited near the water; alcohol/drug use is strictly discouraged around water.

*Any watercraft, fishing, or recreational equipment you use (whether yours or found at the Premises) is used at your own risk and must be operated in compliance with all laws and HOA/municipal rules.

Tenant agrees that Agent and Owner are not liable for any injury, illness, property damage, or death arising from or related to water access or water activities, and Tenant assumes all risks and agrees to indemnify and hold Agent and Owner harmless for the same, except as otherwise prohibited by law. Access to water or waterfront structures may be restricted or unavailable at any time for safety or maintenance reasons without refund.

This property is everything we needed for our family vacation. We had nine adults. Hopefully they update the listing as the property does have a nice grill and firewood was provided with a large wall stacked wood. Communication with the property is excellent. Know that this is 25 minutes from the nearest grocery so plan ahead! Water levels are low but did not hinder us from getting onto the dock and we did rent a boat one day that was able to come into the cove of the property. Enjoy!
