The Space:

Designed for large families and groups, this expansive ChampionsGate villa balances shared entertainment with plenty of room to unwind.



Start the morning with breakfast around the dining table, spend the afternoon exploring Orlando or enjoying the community water park, and return for a swim, a relaxing soak, or an evening of games and conversation.



With nine bedrooms, two living areas, a private pool and spa, and a dedicated game room, everyone can enjoy the vacation at their own pace.

The pool area offers a relaxing setting for cooling off, spending time together, or unwinding after visiting Orlando’s attractions.



Pool and spa heating are optional and available for an additional $35 per day for the entire reservation. Advance notice is required.



BBQ grill

A propane grill is available for guest use. A propane tank may be present at the home, but we cannot guarantee that it will be full upon arrival.



Guests are responsible for refilling or exchanging the tank if propane is needed during the stay.

Amenities are independently managed by ChampionsGate. Availability, operating hours, rules, maintenance, and temporary closures may change without notice.



Pet-friendly stays

The villa welcomes guests traveling with pets. All applicable pet policies, reservation requirements, and community rules must be followed throughout the stay.



Guest Access:

Guests have complete and exclusive access to the entire villa and its private amenities, except for any locked owner or maintenance areas.



The garage has been converted into a game room and is not available for vehicle parking.



Complimentary access to the available shared amenities at The Retreat at ChampionsGate is included. Guests must comply with all community registration, access, and operating requirements.



The Neighborhood:

ChampionsGate is a gated master-planned community offering resort-style recreation, golf, dining, and convenient access to Central Florida’s attractions.



The community provides a comfortable setting for family vacations and group getaways, with Disney World, shopping, restaurants, and Posner Park within driving distance.



Interstate 4 and Highway 27 are nearby, making it easier to reach Orlando’s theme parks and surrounding destinations.



Getting Around:

A personal or rental vehicle is recommended for visiting the theme parks, restaurants, shopping areas, golf courses, and other attractions.



The community has a gated entrance monitored by security personnel 24 hours a day.



Parking is available for up to three vehicles:

Two vehicles may park side by side in the driveway



One additional vehicle may park on the street directly in front of the property, subject to community rules



The garage is used as the game room and is not available for indoor parking.



Please follow all posted parking regulations and avoid blocking sidewalks, roadways, driveways, or neighboring properties.



Other Things to Note:

Professional cleaning



The villa is professionally cleaned and sanitized between reservations. Our cleaning team follows detailed preparation procedures before every arrival.



Optional pool and spa heating

Pool and spa heating are available for $35 per day and must be added for the entire reservation. The fee is invoiced separately.

Please request heating at least one week before arrival so our team has enough time to coordinate activation.



We do not recommend using the pool or spa during cold, rainy, or otherwise inclement weather. Outdoor conditions can affect water temperature, and a specific temperature cannot be guaranteed.



Pool maintenance

The pool is professionally serviced each week. Rain and wind may carry natural debris into the water and temporarily affect its appearance.



Please contact us through the booking platform if you notice a pool concern requiring attention.



Damage protection

All reservations require damage protection, processed through our third-party system before arrival.



For one-night reservations:

A refundable $500 security deposit is required. This is processed as a preauthorized hold rather than a charge and is released following a damage-free checkout inspection.



For reservations of two nights or longer:

Guests may choose between:

A refundable $500 security deposit

A nonrefundable damage waiver of $20 per night, capped at $100

The waiver covers qualifying accidental damage beyond normal wear and tear.

Deposit authorization holds expire after seven days. For longer reservations, the initial hold is released on day six and reauthorized to maintain continuous coverage.



Checkout policy

Checkout is at 10:00 a.m. Housekeeping is scheduled to arrive promptly after departure so the villa can be prepared for the next reservation.

Unauthorized late departures can disrupt the cleaning schedule and affect incoming guests. Remaining in the property beyond the confirmed checkout time may result in a fee of up to $300.



Starter supplies

This is a self-catering home. A limited quantity of essential supplies is provided for arrival, but items are not replenished during the reservation.



Each bathroom includes:



Shampoo and conditioner

Body wash

Hand soap

One roll of toilet paper

The laundry area includes enough detergent pods for up to two loads.



The kitchen includes:

One roll of paper towels

A limited number of trash bags

Dishwashing detergent

One sponge

Salt and pepper

Cooking oil

Coffee maker

Coffee is not provided.



Please inspect the starter supplies after arrival. If a listed item is missing, contact us immediately through the booking platform so we can arrange assistance.



Interaction with Guests:

The villa offers convenient self check-in and self check-out. Although our team will not be present at the property, we remain available through the booking platform’s messaging system to answer questions and assist whenever possible.



This is a self-catering vacation home, allowing guests to enjoy the property independently and at their own pace.
