GUEST AGREEMENT
• The primary booker assumes full responsibility for all guests and for compliance with these house rules & disclaimers
•ID Verification Required As part of our standard check-in and security process, guests are required to complete a brief ID verification prior to arrival. Failure to complete this requirement will result in cancellation in accordance with platform policies.
• Release of Liability: This home is privately owned. Owner/hosts not responsible for any accidents, injuries or illness that occur while on the premises or responsible for the loss of personal belongings or valuables. It is also agreed that all guests are assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.

HOUSE RULES & DISCLAIMERS
Quiet Hours (10pm- 8am)
• No parties, events, or gatherings are not permitted at any time. Any evidence of a party or event will result in immediate cancellation without refund.

ELECTRONICS & CLIMATE CONTROL
• Please do not unplug TVs, lamps, or the coffee machine. All devices are intentionally placed and pre-set for optimal use.
• Thermostat temperature should remain between 68°F and 78°F.

GENERAL HOUSE RULES
• Children must be supervised by an adult at all times, both indoors and outdoors, with particular care around fire pit and hot tub
• Only registered guests listed on the reservation are permitted on the property.
• Smoking, vaping, drugs of any kind is not permitted inside or around the property.
• Pets are not permitted.
• Food and drinks are not permitted on couches or in bedrooms.
• Mail or package deliveries are not permitted at the property.
• Loitering outside or around the home is not permitted.
• Plumbing Care: Flush toilet paper only.

PARKING
• Guests are provided with a private 2 car garage, with additional street parking available
• Guests should follow all posted street signs and are responsible for any street violations.
• NO BLOCKING OF SHARE DRIVEWAY and parking anywhere other than assigned space.

FIRE PIT DISCLAIMER & LIABILITY WAIVER
•Use at Your Own Risk: Guests assume all responsibility for their safety and the safety of others when using the fire pit
•Adult Supervision Required: The fire pit should only be used by adults or under the close supervision of an adult
•Keep children, pets, and personal items at a safe distance at all times
•If you smell gas or suspect a leak, turn off the fire pit immediately and notify us ASAP

HOT TUB DISCLAIMER & LIABILITY WAIVER
By using the hot tub, guests acknowledge and accept the following:
•Use at Your Own Risk: The hot tub is provided for your enjoyment, but its use is strictly at your own risk
•Health Warning: Individuals who are pregnant, have heart conditions, high blood pressure, or other serious medical conditions should consult a doctor before using the hot tub
•Supervision Required: Children under 14 must be supervised by an adult at all times. No infants or toddlers allowed in the hot tub
•No Glass: Do not bring glass containers near or in the hot tub

SAFETY AND SECURITY
For your safety and security, we have three active security cameras. One is located at the exterior front entrance, one is in the backyard and one is in the side backyard. These cameras record video and audio when motion is detected. These cameras are carefully positioned to ensure they do not face into the interior of the home, preserving your privacy. There are no indoor cameras.

Additionally, there are two smart home noise monitoring devices, one in the hallway and one in the backyard. They only detect noise decibel levels. These devices do not record audio or video. Their purpose is to help ensure noise levels remain appropriate, preventing disturbance to our neighbors and supporting a peaceful environment.

Security cameras and noise monitoring devices operate 24/7.

PLEASE DO NOT CONSIDER THIS LISTING IF YOU ARE HOSTING A PARTY OR EVENT. OUR HOME HAS OUTDOOR CAMERAS & NOISE MONITORS: GROUPS OF MORE THAN 8 ARE NOT ALLOWED. DISRUPTIVE NOISE LEVELS/MUSIC AT ANY TIME OF THE DAY GRAVELY JEOPARDIZE OUR FRIENDLY NEIGHBORHOOD RELATIONSHIPS & WILL NOT BE TOLERATED. GUEST WILL BE REMOVED FROM THE PROPERTY & A NEGATIVE REVIEW WILL FOLLOW. WE KINDLY APPRECIATE YOUR UNDERSTANDING.
