Layout:
The property is divided into two main areas divided by a small lobby.

To the front resides Recia, a private mezcal tasting room dedicated to honor the tradition and producers where you can savor the finest expressions of agave. (After booking our house you will receive more information on how you can enjoy this wonderful and unique experience in Oaxaca. )

Past the lobby, discretely behind a set of large wooden doors: our home, your home - is a colonial built at the end of the 1800s with all rooms connecting to the open sky patios overflowing with vegetation where humming birds visit every day.

The house is layed out as follows:

-Entrance/vestibule
-Small bedroom (queen) with AC and ceiling fan
-Indoor Living room with ceiling fan
-Terraced hallway living room with ceiling fan
-Central Patio
-Large Bedroom 2 (king) with AC and ceiling fan
-Large full washroom (servicing bedroom 1 and 2)
-Large Master Bedroom 3 (king) with AC and portable fan, with En-suite full washroom.
-Kitchen with breakfast table for 4
-Back Patio/ Small pGarden
-Terraced dinning for 6-8
-Laundry and supplies storage.

Upstairs:
- an open terrace where you can either exercise or meditate, sunbathe or watch the moon and stars at night.

Oaxaca’s Centro is and explosion of life in every sense. During the week prior to Christmas we welcome La Soledad’s fair and it’s folklore when our street becomes pedestrian. A unique bustle and hustle during the daytime that rests at night.

As per the period’s colonial architecture, two of the bedrooms have small skylights to brighten the rooms, thus some of our guests prefer to wear a sleeping mask to avoid light in the mornings. If you are sensitive to light please bring one or use the small bedroom which offers total black out.

Be decent and respectful. Please respect our neighbors, our staff and this beautiful property and it’s flora and fauna.

HOUSE KEEPING: Our cleaning ladies will come Monday, Wednesday and Friday at 10 am to water the plants and clean the common areas. If you wish, they will tend to your room as well. They will however, not wash or iron your clothes, (which they may do only if you request it to our property manager and at an additional cost). Their visit is paramount for the well keeping of the plants and to make sure the water reservoir is full, they will be as discreet and silent as possible, if you wish to sleep in and not be disturbed or don’t want your room made, simply keep your room door closed. A later time for the house keepers to come in may be scheduled (at least a day ahead- the latest they can come is at noon). Please keep in mind that setting the house’s entrance doors’ manual lock on will force them to knock or ring.

Please note our cleaning service is a courtesy and NOT an obligation. Any cleaning beyond normal and reasonable will be charged at an additional cost.

PHOTO SHOOTS and FILM with commercial or promotional purposes will only be allowed with previous owner consent and with a rate according to the purpose. Any pornographic film or shoot is strictly prohibited.

LOBBY DECORUM: the lobby or vestibule at the front of the house is shared with Recia, a private mezcal tasting room. We ask you to please refrain from making noise in this area when tastings are taking place.

We kindly ask you to refrain from leaving any objects in this area as this is not part of the airbnb private areas. Any objects left here will be removed and stored in another facility. Please be advised you will be charged for transport costs to and from the facility to recover such items.

SMOKING or VAPING is allowed in the terraces and patios, but not in the interior areas. Do not throw any cigarette buds into the plant pots or patios. Please be advised that any sign of smoking inside the property is subject to a USD 1500 fine, as we will have to book two nights off and hire professional cleaning services to remove the smell for our next guests.

WATER and ELECTRICITY: Oaxaca is a city with a water scarcity issue, our cleaning ladies and property manager will always make sure our reservoirs are filled previous to and during your stay. We encourage you to be mindful about the way you use this precious resource.

Please turn air conditioning off when you leave the house for the day. If you want to keep the room fresh leave your fan in high speed.

DAY TRIP TOWELS: For your convenience we have special beach towels for Hierve el Agua and other excursions. Please do not use the white bath towels for this purpose. Any damaged or dirty towel beyond reasonable will be charged.

LINENS POLICY: You will be charged for the dry cleaning or replacement (as need be) for any bedding / towels stained beyond reasonable.

PET ALLOWANCE: we can only admit small dogs at this point (a max of 2 per reservation) Other types of animals are unfortunately not permitted. The equivalent to one night stay will be charged as a pet fee as we will close one night to do a thorough cleaning for our next guests. This charge does not include any damages or carpet or upholstery professional laundry services or plant replacement which you will be billed additionally should any “accidents” occur.

NON REGISTERED GUESTS: For your own safety and our house’s as well, please be mindful about inviting strangers into the property.
Overnight guests are subject to the “additional guest” fee. You are always responsible for any damages or lost items from the property from you or any person you allow into the property while you are staying at our house.

MOVING FURNITURE: it is strictly forbidden to remove furniture from its original place in the house. Doing so may translate into added fees for professional movers to put them back in their original space.

HOUSE KEYS: You will be given 3 sets of keys at the time of entry, any lost set will be billed at USD 200 to compensate for the cost of locksmith to replace the lock (which will be changed for obvious security reasons) and all sets of keys necessary for the house, as well as the time of our staff to arrange such replacement.

ADDED SERVICES: You agree to pay for any added services that you book through or with us confirmed on the airbnb platform or by any phone messages.
