Bedrooms and Layout
The penthouse features six bedrooms with flexible configurations, making it suitable for different group needs:

-One multipurpose room with a living area and a double sofa bed, ideal for movie nights, relaxing, or additional sleeping space
The main bedroom includes a private balcony with an outdoor tub, offering an added space to relax in privacy.
The penthouse includes two full bathrooms on the first level and two full bathrooms on the second level, providing convenience and privacy for larger groups. For added comfort and flexibility, there is a fully equipped kitchen on both levels, along with spacious dining and living areas designed for gathering and everyday use.
Rooftop Access
Guests staying in the penthouse enjoy direct private access from the unit to the building’s rooftop, allowing for a comfortable and discreet connection to this shared space. The rooftop features plunge pools, BBQ areas, outdoor dining spaces, and a restroom, offering an ideal setting to relax and enjoy the Tulum atmosphere while maintaining easy and private access exclusive to penthouse guests.
Continental Breakfast
Your stay includes a continental breakfast, served exclusively at the building’s on-site Snack Bar. Breakfast is not delivered to the apartment, and room service is not available.
The Snack Bar operates Monday to Saturday from 7:00 a.m. to 1:00 p.m. Guests may visit during these hours to redeem their included breakfast by presenting their reservation. A special menu at preferential prices is also available for guests during the same hours at an additional cost.
Cleaning Service
Daily housekeeping is included to keep the space fresh and comfortable throughout your stay.
Building Amenities
Guests have access to shared building amenities, including swimming pools and plunge pools across rooftops and ground level, BBQ areas, a fully equipped gym, a coworking space with high-speed Wi-Fi and air conditioning, and a communal laundry area. Shared amenities are available daily from 8:00 a.m. to 10:00 p.m.

Tulum is a growing destination surrounded by jungle. Occasional power or internet interruptions may occur beyond our control, as well as the presence of local wildlife typical of the area. If any issue arises, our team will respond promptly and assist until it is resolved.

Please note that Tulum is still developing, which means you might experience occasional power outages beyond our control. Due to its lush jungle surroundings, encountering the odd bug is also a possibility. However, we assure you that any issues with provided services like internet, water, or power will be swiftly addressed to the relevant authorities for resolution.
In case of any concerns during your stay, our skilled maintenance team is committed to resolving them as promptly as possible within their working hours. We kindly ask you to report any issues immediately, accompanied by photos, through the Airbnb app, to assist us in addressing your concerns efficiently.
ADDITIONAL RULES
We include one housekeeping visit for stays of 7 nights or more.
Upon check-in, you will be provided with towels, linens, shampoo, conditioner, soap, and toilet paper for your convenience. Our housekeeping team will replenish the shampoo, conditioner, soap, and toilet paper at no additional cost while their scheduled cleaning takes place. If you wish to change linens and towels has an extra cost and must be requested through the Airbnb app via message.
Housekeeping hours may vary and are scheduled one day in advance, offering limited flexibility. Please request the housekeeping service through the Airbnb app via message at least 1 day prior.
Please inform us via the Airbnb app if you intend to host guests, providing their full names for our records. Note that only 4 people are permitted to stay overnight in the apartment.
Minimum age to make a reservation is 18
No parties. Significant noise or playing loud music after 22:00 pm.
Smoking of any substance inside the unit is strictly prohibited. If evidence of smoking is found, a $250 fee will be charged.
Check-in is at or after 4:00 pm, and check-out is no later than 11:00 am. Early check-in or late check-out is subject to availability and prior approval. Unapproved late check-outs will incur a fee of $100 per hour for each hour past 11:00 am.
For reservations of 7 days or more, we cover a certain amount of electricity and water usage. If you exceed this allowance, the difference will be charged. Before your check-in, we will send you the initial meter readings for both electricity and water, and we will do the same at your checkout.
Please do not remove your makeup or sunscreen with the towels. If there is evidence of stained towels or sheets after your checkout, we will wash them. However, if the stains do not come off, we will have to charge you for a new set.
There are trash containers beside the pharmacy. Please deposit your trash there.
Report any damages and/or breakages in a reasonably timely manner. Damages exceeding the security deposit amount must be paid by guests and will be reported to Airbnb.

Regulations for Common Areas
COMMON AREAS: The development includes common areas and the units corresponding to the trustees` rights of each owner. Common areas are those intended for the use of the community to meet collective needs and for recreational or entertainment purposes, also of a collective nature. To promote a clean, orderly, and safe environment in the common areas of the condominium, governed by applicable laws, but not limited to them, the following rules for use and maintenance are established:
A. Smoking is not allowed in common areas without your own ashtray. Cigarette butts must be disposed of in trash cans exclusively.
B. Residents must clean any common area they dirty. This includes, but is not limited to, spills, food waste, and any other type of disorder.
C. Use of Common Bathrooms: In case of causing a blockage in any bathroom of the common areas, it must be reported immediately to the administration for prompt resolution.
D. Garbage must be deposited in designated containers besides the pharmacy. It is allowed to leave closed and hole-free garbage bags outside the main doors of the rented apartment only between 10:00 p.m. and 10:00 a.m. If you dirty the common area, you must take care of the cleaning. In the case of boxes, flatten them.
E. Glass is not allowed in common areas. Pools, swimming pools, sunbathing areas, snack bars, gardens, common roof gardens, machine rooms, laundry rooms, service rooms, maintenance storage rooms, as well as all spaces intended for general facilities and common services.
F. Residents and their visitors must use the common areas during the hours defined by the administration. It is prohibited to carry out activities that disturb the peace of other owners, guests, visitors, or residents.
G. Any person who engages in acts contrary to morality and good manners in common areas will be immediately expelled.
H. At any time of the day or night, it is strictly prohibited to use any device that generates excessive sound or noise that can be heard from one unit to another or in common areas, such as speakers, music systems, TVs, computers, or cell phone calls, which disturb the tranquillity of other residents. Headphones must be used at all times for these activities.
I. From 10:00 p.m. to 8:00 a.m., voices should be regulated, and no noise that disrupts peaceful coexistence throughout the property will be allowed.
J. Physical or verbal acts of violence are prohibited.
GYM USE
A. The hours for gym use will be Monday to Sunday from 7:00 a.m. to 10:00 p.m.
B. Access to this area and the use of gym equipment is exclusively for residents (Owners and Guests) and not for visitors.
C. Personal Hygiene: Before entering the gym, all users must wash their hands. This measure aims to promote a hygienic and healthy environment for all gym users.
D. Use of gym equipment is not allowed for minors under 18 years old unless accompanied by an adult.
E. Access to this area is prohibited for anyone under the influence of alcohol or any psychotropic substances.
F. Use of gym equipment is at the owner`s and/or guest`s own risk, who must take all necessary precautions for their safety.
G. Gym equipment cannot be used for activities other than those intended for each device; the owner and/or guest will be solely responsible for any possible injury.
H. Presence in the gym is limited to physical exercise; people not using this area for exercise are not allowed.
