This is not a luxury property. This is a clean, updated, rustic mobile home built for hunters who care more about early mornings than granite countertops.

You’re close enough to town for convenience, but far enough to unwind.

The property sits on a parcel near other trailers and adjacent to Buster’s Last Resort — ideal if your group enjoys grabbing a drink or meeting up with others after a day in the field.

The Kells Kabin is an older mobile home that has been updated and well cared for. It is clean, comfortable, and functional — but it is not pristine or high-end.

There are two additional campers on the lot that may be rented for an additional price. The price in this listing includes the 3 bedroom/2 bathroom mobile home ONLY.

Hunter’s Guidelines & FAQ – The Kells Kabin

We welcome hunting groups during October and November. Please review the following so expectations are clear for everyone.

Does the property include hunting land?
No.
The Kells Kabin is lodging only. We do not provide access to private hunting land, guided hunts, or hunting permissions. Guests are responsible for securing their own legal hunting locations and licenses prior to arrival.

Are dogs allowed?
Yes, hunting dogs are welcome.
Please note:
Dogs must be kenneled when left unattended.
Owners are responsible for cleaning up waste.
No pets on beds or furniture.
Excessive barking that disturbs neighbors is not permitted.
A pet fee applies.

Can we clean birds on the property?
Yes, but:
All cleaning must be done outdoors.
Dispose of remains properly and legally.
Do not leave carcasses, feathers, or remains on the property.
The outdoor covered area may be used responsibly for processing.
Guests are responsible for leaving the area clean.

Is there space for gear and boots?
Yes.
This is a hunting-friendly property. We expect boots, coolers, and gear, but please:
Remove muddy boots before walking through the home.
Do not leave wet gear on furniture.
Do not store firearms openly when unattended.

Firearm Policy
Firearms must always be unloaded inside the home.
No discharge of firearms on the property.
Follow all South Dakota hunting laws and safety guidelines.

Cleaning Expectations
This is a rustic property, but we do expect:
Trash removed
Dishes washed
Mud kept to a minimum
Any outdoor processing areas cleaned before departure
Excessive mess or damage may result in additional cleaning fees.

Parking and Trailers
Parking is available for trucks and hunting trailers.
Please park responsibly and avoid blocking neighboring properties.
Be respectful of nearby residents and other lake properties.

Fireplace Use
The wood-burning fireplace is available.
Do not leave unattended while burning.
Make sure fires are fully extinguished before leaving or sleeping.

Quiet Hours
We are near other lake homes and adjacent to Buster’s Last Resort.
Please be respectful of neighbors, especially late at night.

Is fishing allowed?
Lake Waubay is known for excellent fishing. Guests are welcome to enjoy the lake in accordance with local regulations.
