The Space:

Important Property Disclosures

Property Character: We maintain high cleaning standards; however, please note that some bathroom tiles have permanent staining and the ceiling shows cosmetic spots from past repairs.

Pest Control: Texas is home to various insects (ants, roaches, etc.). We provide professional pest control, but sightings can occur, especially during season changes. We are happy to call maintenance if needed.

Shared Amenities: Access to the pool, gym, and common areas is managed by the complex and may be subject to occasional maintenance closures.

Deliveries: Guests do not have access to mailboxes or package delivery services.

Starter Supplies: We provide a "starter kit" (toilet paper, hand soap, etc.). For longer stays, guests are responsible for replenishing these items.



Booking Requirements & Verification

To comply with local laws and building rules, all guests must complete our verification portal. By booking, you agree to:



ID Verification: Provide a government-issued photo ID and matching credit card.

Screening: Complete a background check if required by property management.

Rental Agreement: Sign our standard stay agreement.

Security Deposit: A refundable $250 hold or, when available, a non-refundable damage waiver is required before check-in.

Age Limits: Primary guests must be 22+ (non-locals) or 25+ (Austin locals).



House Rules

Quiet Hours: 9 PM – 8 AM. Please respect our neighbors at all times.

Zero Tolerance: No drugs or weapons allowed on-site. Violations will result in immediate police involvement and eviction.



Pets are not allowed at this unit.



Guest Access:

You have access to your own stylish apartment. In addition, you can lounge by the resort-style pool, work out in the fitness center, or enjoy one of the other fantastic, on-site amenities.



The Neighborhood:

The East Riverside area is near Downtown, South Congress (SoCo) and many of the best green areas in Austin (Zilker & Barton Creek Greenbelt). Strolling on East Riverside you'll find many cheap eateries, cool thrift stores, and Austin classic dive bars



Getting Around:

We recommend driving near and in Austin proper, and there are rideshares, public transportation and scooters for those who would prefer not to bring or rent a car. No matter what you want to do, it's easy to get around in this area.
