The Space:

Escape to the Emerald Coast for a well-deserved vacation and enjoy incredible views of the Gulf of Mexico from your private, furnished balcony. Stroll across the attached boardwalks to the adjacent beach for days of fun in the sun, stay close to home and take a dip in the heated pool, or work up a sweat in the on-site fitness center. There's a little something for everyone here at this sparkling, Sterling Sands condo.



You'll find a number of opportunities for fun at places like the Track where you can hop in a go-kart, play mini-golf, or brave the SkyFlyer, all right across the street. Race down some incredible water slides at Big Kahuna's Water & Adventure Park, less than a mile west. Or visit Henderson Beach State Park, a mile-and-a-half east, where you can hike the nature trail, do a little fishing, or relax on the warm sands.



Things to Know

Elevator in the building.

Beach service is not included. A beach service vendor sits on the beach, and guests that wish to rent from the vendor must go out to the hut and pay them.

This unit has a max occupancy, including children. These are rules set by the State of Florida and the State of Florida Fire Codes. The Fire Codes go by square footage and not the beds in a unit. If you arrive with more than the max occupancy listed, the HOA will not allow you to check-in and you will not be entitled to a refund.



Guest Access:

AGE RESTRICTED PROPERTY, ALL GUESTS MUST BE 25+ TO BOOK

Please be aware there is a $40 registration fee per vehicle that covers your parking pass and wristbands. This fee is collected upon check in at the onsite registration desk that is run by the HOA.



The Neighborhood:

Explore the vibrant neighborhood surrounding our beachfront condo in Panama City Beach! Step directly onto the pristine white sands and enjoy the sun, surf, and stunning views. You're perfectly positioned to witness breathtaking sunrises and sunsets over the Gulf. For entertainment, Pier Park is a short drive away, offering a variety of shops, restaurants, and attractions like Ripley's Believe It or Not and WonderWorks. If the weather isn't cooperating, enjoy indoor fun at Dave & Buster's or catch a movie at the AMC theater, also located at Pier Park. Embrace the 'Fun in the Florida Sun' and create unforgettable memories!



Other Things to Note:

REFRIGERATOR: There may be a 12-hour delay in the cooling process of the fridge when you first arrive and load groceries, so please plan accordingly.

SECURITY: Security is on-site from 5 pm to 5 am nightly.

FRONT DESK: The front desk is open daily from 9:00 am to 4:00 pm CST.

FITNESS CENTER: The fitness center is open from 7 am to 9 pm. Please wear shirts and shoes at all times and wipe down equipment after use. The fitness center is located in the east tower on the Lobby Floor.

COFFEE SHOP: The shop is open from 7 am to 2 pm daily. The shop is located in the West tower on the Lobby level.

POOL: The pool/spa are open from 8 am to 10 pm. No horseplay is allowed.

QUIET TIME: Quiet time is from 10 pm to 8 am. Thank you!

RULES: No smoking or pets are allowed. No emotional support animals are allowed per HOA regulation.

AC: Do not turn the AC below 70 degrees or above 78 degrees to avoid issues. Please also keep balcony doors closed while the AC/heat is on.

RIPTIDE BAR AND GRILL - The poolside grill is open from March to September. Located by the Ground level pool area.

BEACH SERVICES- We are not associated with beach service. Beach service may be complimentary to some units via Splash HOA/Owner(s), Guest must visit the Beach Hut located on the beach for more information regarding if beach service is complimentary for the booked unit or the pricing and availability.

LUGGAGE CARTS- Luggage carts are located on the lobby level of the parking garage; first come first serve.

PARKING: Palm Coast Code Chapter 44-Parking on the street or lawn is prohibited. -Parking in the swales is prohibited between 1:00 AM and 6:00 AM. -Only licensed passenger vehicles, which include an automobile, motorcycle, moped, passenger van, SUV, or pickup truck may be parked in residential zones.-Recreational vehicles may not be used for overnight lodging in any driveway.-No vehicles of any kind may be parked overnight on undeveloped private property.-It is prohibited and unlawful to park or store a utility trailer at any time.-Trailers and recreational vehicles must be stored in an off-site storage area (RV’s, Boats, travel trailers, utility trailers, etc.) No commercial vehicles allowed. Should you have any questions about what is allowed to be parked at this residence please contact us immediately.

THE BEACH: The 'wet sand beach' is not private property, so enjoy sitting, relaxing or building sandcastles on the white sandy beaches. If you dig holes in the sand, please fill in the holes so baby turtles just hatched, don't get trapped in the holes. The 'dry sand dunes' are off limits. It’s considered private property. The sea oats and sand dunes act as a wall to help protect property from storm surges. The dunes are also part of the coastal ecosystem that hosts a wide range of animals. From shoreline birds, beach-nesting birds, sea turtles and dune mice. The survival of these animals is by protecting the sea oats and sand dunes which are very fragile and cannot survive being trampled on.

If we are flying in, do you offer an airport shuttle? No, we recommend 30A ON DEMAND

Is there any food in the vacation home? No. All open food products including salt, pepper, sugar, seasoning and coffee are thrown out after every check-out.

Is there an ice maker on the property? No, every unit has a refrigerator with an ice maker

Is there daily housekeeping service? No.

Is the pool heated? No.

Is there a crib? No. Crib Rental Companies: Crib Connection, Beach Baby. Reservations must be made at least 3 days prior to guest arrival

Is children day care or nanny service available? No, if you need someone to watch an elder or children, you can contact “Nurse or Nanny home health”

Is there a church or chapel at the resort? No, the closest church is PCB First Assembly of God. The church is 0.6 miles away and has a Wednesday worship at 7:00 PM with a complimentary dinner from 6:00 PM - 6:40 PM Sunday worship 10:30 AM

What time is check in? Your check-in will be promptly at 4 PM.

Is there entertainment close by? Yes, Pier Park (Panama City Beach), an outdoor mall with plenty of places to choose to Eat, Drink, Shop & with Entertainment that includes a fishing pier, Dave & Busters and the SkyWheel ferris wheel.

CELL PHONE RECEPTION: Your vacation is in paradise. Long stretches of pristine beaches made up of the brightest of white sands. Refreshing and relaxing. Unfortunately, this beauty limits the amount of cell phone towers in the area. The coverage is marginal with one or two bars and even worse when the network is over capacity with thousands of visitors in town.



Interaction with Guests:

ARRIVAL: Check-in starts at 4 PM CST and is guaranteed by 6 PM. You may check into your condo using the code in the check-in email. You will need to register with the Splash Gift Shop. The hours of operation are from 8 am to 4 pm daily. Parking passes must be displayed on your vehicle and wristbands must be worn in order to use on-site amenities. If you are checking in after the desk is closed, you will need to stop by the following day to retrieve the materials. You may still use the amenities if you arrive after hours.

My perfect getaway

Everything was perfect for me, only the balcony chairs were very old and I didn't like them to take some photos on the beautiful balcony.

What a pretty place to stay! The condo was beautiful! The view was beautiful! The only complaint we had was a few panels of the vertical blinds were missing in the bedroom, hence the 4 star rating. This makes for quite an early wake up when the the sun comes up, especially reflecting off that gorgeous white sand! Otherwise, we were very pleased with the unit, the building and the location.

Great Vacation and 3rd Wedding Anniversary

It was our first time to Destin and we loved our place we stayed at Great views of.the Ocean and beach Everthing we needed to be comfortable washer & dryer Everthing to cook with the only thing I couldn't find was a bread pan but I just used some aluminum foil problem solved .the air conditioning was very good the balcony from the living room and bedroom was absolutely great the biggest balcony we have ever had when renting a place . Yes we will come back and hopefully bring the family to enjoy the Destin Beaches

We had a really nice time, the condo was clean and spacious. The beds are horrible, hard and uncomfortable even the twin beds. Few things I wish someone would have gave us the heads up on. Bring a sleep mask if you want to sleep past 6am in the master bedroom. Bring your own knife and cutting board if you plan to cook. If you want frozen drinks bring a blender because theirs has mold growing in it. And while you do have access to the beach, if you want a descent spot you have to rent from a vender and pay $30 a day for their umbrellas and two chairs that give you boils. So if you rent from them make sure you sit on a towel, then disinfect it. Other wise you can bring your own umbrella and chairs you just have to have their permission where to sit up. It was very misleading and disappointing when we got there. You’re paying a lot of money to be on the beach and have access to it only to find out you have to pay more money if you want a good spot. Oh and they take the chairs and umbrellas down at 5pm. The pool is way too small and over crowded, it also smelled really bad down there. The smell even drifted up to the 8th floor balcony. The construction is a pain on the highway, getting out to go somewhere especially. And house keeping is pretty much ready to barge in on you before you get completely out even at 9am when check out is 10 am. I thought that was rude and unprofessional. They want to charge you $75 to check in early. We checked out an hour early but we didn’t get $75 back. Joke. I wouldn’t recommend this place for this price. I’m sure you can find a better vacation spot. We love Destin but we will not return to Sterling Sands.

Gorgeous, Spacious Condo

Wow! This place was really impressive. The Master bedroom, closet, and bathroom were HUGE. We had a wonderful family vacation and thought it worth every penny. On top of that, everyone we encountered in the elevators, at the beach, etc were all so friendly. Sterling Sands is a 10 out of 10!!

Unfulfilled Potential

Location, size and of the building our unit was all that we were looking for. The view from this eighth floor unit was beautiful. The unit was absolutely spotless, but could have been better maintained. The check-in process was very smooth from the property management standpoint. However, getting the parking pass and pool access wristbands from the HOA was a bit of a pain in the backside. The HOA also changed the pool / beach code without notifying the rental property manager, who had given us the old code. That was not the property manager’s fault. As much as we liked the unit the horrible mattresses on all beds were painful to sleep on an definitely hurt the overall score on this unit. The sofas were also very uncomfortable. Last little issue dealt with the lack of good pans and a slow cooker in the kitchen which we have come to expect from units in this price range. This unit is three mattresses, one sofa, one love seat, better balcony furniture, more comfortable dining chairs and better kitchen ware away from a solid 5 star rating. Sad to see such unfulfilled potential.

Second stay @Sterling Sands

Condo was exceptionally clean and check in and out was super easy. The air quit the first night we were there and they offered to have someone come out and look at it at 11pm! I can’t say enough good about our experience here!

Place was lovely but certainly could use some updating and smelled when we first got there. Ran the AC full blast for a bit and smelled better. The view was priceless tho!

Sterling Sands Vacation

Been staying at Sterling Sands Condo's for about 12 years and love the location and the quality of the condo's, however for the last 2 years that we have stayed there only one of the two elevators has worked with a constant wait in line to get on the elevator. Hopefully, management will correct this problem before people start looking elsewhere for a place to stay. There were many tenants unhappy about this as well as myself. I will ask if both elevators are working before I book another stay. TBJ

It's was perfect! The condo was exactly as the listing was described and photographed

We thoroughly enjoyed our stay in 813. It was clean, elegantly furnished, and had new appliances. It was spacious. Also, the bedrooms had comfy mattresses, while the bathrooms had lots of counter space for the girls hair and makeup stuff. The view was just gorgeous from the balcony. We enjoyed being so close to The Track , Big Kahaunas and a variety of restaurants. Grocery stores and shopping places were close by too. The staff couldn't have been more helpful and friendly. They were great. The pool area was large and the beach was just steps away.
