You'll have a great time at this comfortable beachfront place during your stay. This Fort Lauderdale spot has 3 casitas, 6 bedrooms, 7 beds - 2 King, 3 Queens, 1 Full and 1 Twin size beds and 2 air mattresses (must request). Additionally, we have 4 full bathrooms and 3 half bathrooms, WIFI and AC. The outdoors has a patio behind each casita and a huge grass courtyard with furniture BBQ and games like Volleyball, Cornhole, Badminton. We look forward to welcoming you.

APARTMENT

Because we are right on the beach, we kindly ask that you please avoid bringing sand into the apartment. To help with this, we have provided an outdoor shower for your convenience.

PETS

At this time we are not a pet-friendly home, however exceptions may occasionally be made. If approved in advance, there will be a $150 non-refundable pet fee per pet (maximum 2 pets, 20 pounds or less each).

Please notify the homeowner and/or property manager before arrival if you plan to bring your furry companion. Failure to do so may result in a loss of your security deposit.

SMOKING

This is a strictly non-smoking and drug-free property.

Smoking inside the apartment or the presence of any drugs on the premises during your stay will result in a $350 deodorization fee and immediate termination of the reservation.

BOOKING & GUESTS

Please make sure the number of guests on your reservation is accurate. For example, a reservation made for 1 guest cannot arrive with 4.

This helps us prepare the home properly and avoid confusion that could suggest a gathering or party.

Our listing allows up to 18 guests total.
Guests 14–18 are considered additional guests and have an extra accommodation fee of $35 per person per night.

This specific apartment allows a maximum of 6 guests.

LONG TERM STAYS

Stays longer than 3 weeks are subject to:

• A double cleaning fee
• An additional $750 security deposit

HOUSE NOISE RULES

You will be staying in a high-end, calm, family-oriented, and noise-sensitive beach neighborhood.

For this reason:

• NO parties or gatherings of any kind
• NO visitors outside the reservation
• NO DJs, loud music, or large speakers

Broward County and the City of Fort Lauderdale enforce a strict Vacation Rental Noise Curfew from 9:00 PM to 9:00 AM.

This means that after 9 PM:

• No music may be played outside
• Guests outdoors must keep conversations at cell-phone volume level

This helps respect neighbors who may have work, school, or family obligations the next day.

Please also note that security cameras are installed in common exterior areas and record video and audio 24/7 for the safety of the property.

Tampering with any security system is considered a felony in the State of Florida and will result in immediate termination of the reservation.

DOORS

All doors leading outside must remain closed at all times for several reasons:
1. Prevent humidity from entering and freezing the AC unit
2. Keep mosquitoes out
3. Prevent unwanted critters such as roaches, lizards, rats/mice, or iguanas from entering the home

BATHROOMS

Please ONLY flush toilet paper.

Do NOT flush:

• Wet wipes
• Baby wipes
• Facial wipes
• Paper towels
• Q-tips
• Cotton balls
• Feminine products
• Diapers
• Dental floss
• Receipts
• Clothing tags

Clogs are considered guest responsibility and plumbing service calls typically range $250–$350.

FURNITURE

We work hard to keep the home beautiful and well-equipped, so we kindly ask that you:

• Do not move furniture
• Do not redecorate
• Do not disconnect TVs, routers, lamps, etc.

Please leave everything as you found it.

Some electronics have red “DO NOT TOUCH” stickers to help prevent accidental tampering.

WASHER & DRYER

Please do not overload the washer or dryer, as excessive weight may damage the appliances.

If damage occurs during your stay, repair costs will be the guest’s responsibility.

Please also:

• Clean the lint filter after every drying cycle
• Do not mix whites with colors
• Do not wash towels with sheets to avoid lint transfer

BEDROOMS

To help maintain cleanliness and avoid stains, no food or drinks are allowed in the bedrooms.

KITCHEN

The garbage disposal is not designed to handle large food items such as:

• Lemon peels
• Salads
• Avocado seeds
• Large food scraps

A good rule of thumb:

“If you wouldn’t feed it to a baby, please don’t put it in the disposal.”

If a plumber is required due to misuse, the cost will be 100% the guest’s responsibility.

TRASH BINS

Please bag and tie all trash before disposal.

• Black bin = Trash
• Blue bin = Recycling

All boxes must be broken down before placing them in the bins.

Please do NOT use the green bin — it is reserved for city landscaping use only.

If trash must be removed from that bin, a $75 fee will apply.

Please also avoid leaving trash on top of bins or on the ground.

Excessive trash may result in a $100 haul-away fee.

OUTDOOR OUTLETS

Our nightly rate does not include electricity for charging electric vehicles, including:

• Teslas
• Hybrid vehicles
• Electric bikes
• Electric scooters
• Golf carts

If charging is required, there will be an additional $40 per day electricity usage fee.

PARKING

We provide 4 FREE parking spaces during your stay.

Additional vehicles may be accommodated depending on space availability for $25 per day per vehicle.

Vehicles without a parking tag may be towed at the owner’s expense, so please let us know in advance if you will need additional tags.

TOWELS & LINENS

Please do not use towels or linens as mops, makeup removers, or cleaning rags.

Any missing, stained, or damaged linens will be charged accordingly plus a $25 travel/time fee.

EARLY CHECK-IN

Early check-ins depend on calendar availability.

• 2 PM check-in: no additional charge
• Before 2 PM: $99 early check-in fee

The fee may be paid upon arrival or requested through the booking platform.

LATE CHECK-OUT

Late check-outs also depend on calendar availability.

Because this requires blocking the next reservation day, a $150 late check-out / calendar block fee applies.

Please request this as early as possible, not the day before departure, so we can adjust cleaning schedules.

CLEANING CREWS

Due to insurance and liability policies, cleaning crews are not allowed to enter while guests are still inside the home or park in the driveway during occupancy.

If they arrive and the property is still occupied, they must leave but will still charge for their time.

We kindly ask for punctual check-out to help avoid these additional costs.

Important Things to Note

Tropical Weather & Travel Insurance

Because we are in a tropical region, weather can sometimes be unpredictable — especially during hurricane season (mid-August through November).

If traveling during this period, we strongly recommend purchasing travel insurance through the booking platform.

Without travel insurance, we are unable to override platform cancellation policies or provide refunds due to weather-related travel disruptions.

Guest Count, Visitors & Compliance Requirements

City regulations, insurance policies, and platform rules require that the guest count on the reservation remains accurate and final.

For example, if your reservation is for 4 guests but the home allows 8, this does not allow additional visitors or drop-ins.

The home is only for the guests listed on the reservation.

Short-term rentals must remain peaceful, compliant, and respectful of the neighborhood, therefore:

• No gatherings
• No celebrations
• No reunions
• No parties of any kind

These rules allow us to protect our City Vacation Rental License and respect our neighbors.

Any violation of guest count or visitor policies may result in immediate termination of the stay without refund.

BACHELORETTE GROUPS

Bachelorette groups are happily welcomed.

If bringing decorations, please ensure they are wall-friendly to avoid damage.

We recommend using painter’s tape (blue or beige).

Please do not use:

• Scotch tape
• Clear packing tape
• Duct tape
• 3M tape
• Double-sided tape
• Adhesive dots
• Thumb tacks

These can remove paint and damage walls.

Additionally:

• No glitter please (very difficult to clean)
• No hanging items from curtain rails

Before departure, please remove and dispose of all décor, balloons, or confetti.

If our team must remove decorations, a $100 cleaning fee will apply.
