Welcome to 'Il Querceto', a peaceful retreat nestled in the beauty of the Umbrian-Tuscany hills, this villa is an oasis of relaxation and comfort. Centrally located for day trips by car or 20 mins drive to the train station to reach Rome, Florence and more. Enjoy the breathtaking landscapes of Monteleone d'Orvieto and the serene atmosphere of its surroundings as you immerse yourself in the peace and tranquility of 'Il Querceto'.

House Rules:

By booking, you agree to all of the following house rules:

1. Smoking, drugs, and vape use is not allowed inside and outside the property.

2. Parties are not allowed on this property. In the event of early termination due to violation of House Rules, your reservation will be non-refundable.

3. No lifeguard on duty and please swim at your own risk. Adult supervision is required for all children using the pool. Follow all pool rules.

4. You will be charged for any missing or damaged items.

5. Overnight guests that exceed the number stated in the reservation are not allowed. We do not allow visitors unless discussed and agreed upon prior to booking.

6. You are booking with a valid government-issued ID and are not engaging in fraud or identity theft.

7. No pets allowed.

8. By booking, you agree to not hold us liable for any injuries, lost items, or accidents or deaths that happen inside or outside the property.

9. Booking a reservation constitutes an agreement to comply with the House Rules. Guests who violate these rules are liable for any associated damages, fees, costs, or expenses, and may be removed from the property.

ADDITIONAL HOUSE RULES & AGREEMENTS:

CONDITION OF PROPERTY:
Guests shall keep the property and all furnishings in good order. Household inventory and appliances shall be used conventionally and respectfully. Guests shall maintain a respectable level of cleanliness and tidiness in the home.

HOUSEKEEPING:
There is daily caretaker of the grounds, but there is no daily housekeeping service.

EVENTS AND COMMERCIAL ACTIVITY:
The following activities are prohibited without the written consent of the Homeowner and will incur location fees: filming, professional photography, coordinated events or parties, miscellaneous commercial activities, music recording, or endeavors which typically incur a location expense beyond lodging. Please contact the Host for location fees.

RELEASE OF LIABILITY:
This home is privately owned; the owners are not responsible for any accidents, injuries or illness that occur while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
