☕ The coffee bar — guests bring this up in nearly every review. Drip, Keurig, French press, pour-over, kettle, and a full supply of grounds and filters. Start your mornings right before heading to the wine trail.

🔥 The backyard is where evenings happen. Pull up to the firepit, set up a game of cornhole, or disappear into the hammock. In the warmer months, fireflies come out at dusk — guests say it's the part they remember most.

Johnson City is the Hill Country's best-kept secret — more relaxed than Fredericksburg, but just as well-placed for wine tasting. The 290 Wine Trail starts at our front door. Walk to breweries, boutiques, and the LBJ National Historical Park. Drive 15 minutes to Pedernales Falls for swimming and hiking. It's small enough to feel like an escape, big enough to keep you busy.



Public transportation is scarce in Johnson City. Be prepared to walk, bike, or drive to your destinations. Fredericksburg does offer taxi, Uber, and wine shuttle services as needed. If you would like special arrangements made for travel or tours please reach out to us.



* **Pet Policy:**

Dogs are welcome! We charge a $50 pet fee per stay. Two well-behaved dog max. The backyard is fenced and spacious — leashes appreciated.



* **Laundry:**

A washer and dryer are located in the unit and are free for you to use during your stay.

Self check-in is available via a smart lock for your convenience.
