Apartment A in Hot Springs Arkansas with Private pool.

Welcome to my Cozy Apartment A with private pool in Hot Springs, AR. No animals of any kind. Please don’t bring any type of animal on/in this property, as I don’t want the next guest to have allergies to said animal. There will be a fine for bringing animals on/in the property of $500 to have the whole apartment cleaned completely of any allergens that could cause someone else an allergic reaction or worse. Hope you can understand this policy as it protects you & all the guest behind you as well. Please don’t move any furniture from outside or inside for any reason. No smoking inside at all if you smoke inside this property you will pay an additional $500 in damages to have it cleaned, please don’t smoke inside, you’re more than welcome to smoke outside on back porch or on the side of the pool where the tables, chairs, & grill is located but don’t throw cigarette butts in yard or on any concrete or in pool. There is an ashtray sitting on grill out back by pool also one on back porch leading into side locked yard. This is a duplex so Apt B will have access to front porch & grill on front porch you have access to fenced in back/side yard through the back door & access to pool area through other back door. All gates around are bolted shut you can not get into this area except from inside the home. The back/side yard enclosed & pool area is private to only Apartment A. There is a dumpster at the end of driveway for trash if you need to get rid of some while you’re staying. There are salt & pepper & basic seasonings in cabinet. I also have all pots, pans, cooking utensils, all plate wear, casserole dishes, plastic sealed bowls, tin foil, dish dawn spray, dishwasher tabs, air fryer, toaster, & eating utensils in the kitchen. There is a king size extra tall air mattress in master closet with all sheets, bedding, and pillows. It self inflates & deflates please put back when you are done with it & all bedding. Please DO NOT jump on it or play on it which will cause it too bust or leak for guest behind you without us knowing. Put all bedding to air mattress & any dirty towels in one of the showers, take all trash bags to the dumpster as well, & please make sure & clean the grill also before you leave to check out. Outdoor gas grill with propane and table with firepit in center also with propane as well. Washer & dryer combo with gain pods. There is an iron and ironing board in the bigger pantry across from ½ bathroom & beside door to pool. There is a first aid kit under the kitchen sink next to a fire extinguisher. I will provide complementary bottled water, sugar, coffee mate, and coffee pods for your stay, please only use bottled water in coffee pot once you run out that is on you to purchase more for yourself. Both bathrooms have hair dryers & two toilets are equipped with a Bidet that has heated seats and a dryer for extra comfort. One just cleans in the ½ bath that is used for pool bathroom. There is also complimentary trash bags in bathroom for trash can please do not flush toilet paper unless you absolutely have too so toilets do not get unnecessarily clogged. If you end up needing more trash bags for the bathroom please let me know & I will get some to you ASAP. As you can see this is a duplex, so occasionally there will be people staying in the attached portion of the duplex. The walls are insulated, but the house isn’t on a slab so you could possibly here footsteps or noise from the other apartment. Please do not do jumping jacks, running, or any type of banging on the walls/slamming cabinets or doors too hard. I’ve never had a complaint, but if you hear anything after 9:00 pm at night, please bring it to my attention and I’ll address it accordingly. This property has only basic WIFi with normal internet, if you’re a gamer and require high speed internet, please contact me & I will do everything I can to assist you in this matter. I do have cameras mounted on all exterior entry points on this property, they’re there for your safety and mine. Please do not block them or unplug them. I have several rental properties with cameras and trust me I don’t spend my time watching people, so please just act like they don’t exist because this is also for any child’s safety as well along with yours, mine, & everyone else who comes in behind you “when you stay at a hotel, do you block or mess with their cameras”. No parties or loud music after 9:00 pm. The closest neighbor is over a football field away but please respect other’s in the connected apartment & also respect this quiet safe little neighborhood. The swimming pool is really close to the woods so there will be occasional bugs, spider, and lizards around the pool. There is a pool net to get debris off top of water “you will have to do this almost every day, if you’ve owned a pool you will understand if not send me a message I don’t mind explaining”. Also no glass is allowed in or around pool area. I have slide blocked off at the top of it & at the end of steps that lead to the slide under no circumstances are you to remove such boarding from steps or slide or jump over the board or off the slide in any capacity or way, if you do you will be fined $500. I also have child safety door handles on all doors leading to pool, along with a top push-in lock for extra locking security & I have alarms at the top of all doors that lead to pool, there’s a on & off switch on the side to turn off if you do not have children with you otherwise please keep these turned on at all times for your children’s security. We also have installed a baby gate across the front of pool attached to both sides of fence to where you can hangout & cook near the pool with children but have safety gates closed so they can not get through please. We have a camera facing all doors & gates to the pool & have combination pad locks on all gates that will remain locked DO NOT UNDER ANY CIRCUMSTANCE CUT ANY LOCKS FROM ANY GATES (these are for children safety). The swimming pool is approximately 7’ on deep end and approximately 3’ on shallow end. Please don’t remove any safety measures I have in place. Please remember to collet all personal belongings at departure. We cannot be held responsible for any items left behind. The WIFI can’t be disconnected or turned off for any reason, as it runs everything on the property. Also, please don’t use any of the towels to wipe off makeup or any tanning lotion of any kind, you will be charged $5 per damaged towel. I want you to enjoy your stay and have a relaxing & safe time at this property & know your children are also safe as long as you keep all safety measures in place &/or locked. Thanks so much!
