Maximum Occupancy: The estate accommodates a maximum of 6 overnight guests. This limit is strictly enforced to maintain the integrity of the property.
Visitor Policy: Only registered guests are permitted on the estate grounds at any time unless written approval is granted by management prior to arrival. Unregistered visitors will result in immediate cancellation of the stay without a refund.
2. Events, Parties, & Gatherings
Strict Unapproved Party Policy: This estate is a peaceful, luxury retreat. Parties, large gatherings, loud celebrations, or commercial events are strictly prohibited unless agreed upon. If you are interested in this, please reach out!
Quiet Hours: Out of respect for neighboring estates, outdoor quiet hours are enforced from 10:00 PM to 8:00 AM. Please bring conversations and music indoors during these times.
3. Smoking & Vaping
100% Smoke-Free Interior: Smoking, vaping, or the use of any electronic cigarettes is strictly forbidden anywhere inside the home. Designated Outdoor Areas: Smoking is only permitted in designated outdoor areas (e.g., the patio/terrace). All remnants must be disposed of safely in provided receptacles. A minimum $1,000 deep-cleaning fee will be assessed if smoke residue or odor is detected indoors.
4. Care of the Property & Amenities
Footwear: To preserve the custom flooring and luxury rugs, we kindly request that guests remove outdoor shoes upon entering the foyer.
Smart Home & Mechanicals: Please do not attempt to rewire, tamper with, or modify the smart home systems, audio-visual equipment.
Stains & Damages: Accidents happen. Please report any spills, broken items, or maintenance issues immediately so our team can handle them with professional care before they cause permanent damage.
5. Check-In & Check-Out Times
Check-In: Standard check-in begins at 3:00 PM Check-Out: Check-out is promptly at 11:00 AM. Our specialized turn-team requires the full window to prepare an 8,000 sq ft estate to luxury standards for the next guest. Unauthorized late check-outs will incur a fee.
6. Security & Compliance
Perimeter Security: For your safety and the security of the estate, external security cameras monitor the entry points, driveways, and perimeter of the property. Tampering with or covering cameras is grounds for immediate eviction.
Locking Up: Please ensure all windows and exterior doors are locked whenever you leave the estate.
