Additionally, the house features electric heating in all rooms and a fireplace in the living room; access to the large terrace with a superb view of the large Fegensee and the boat dock; a kitchen with all modern amenities, including an electric stove, refrigerator and freezer, dishwasher, washing machine, etc.; four bedrooms with double and single beds—two of which are large bedrooms with double beds, while the smaller bedrooms each have two single beds; a large bathroom with a shower, toilet, and sauna, which can be set to either dry or steam mode. The house also features a second bathroom with a shower and toilet. Additionally, there is a separate guest house on the property, located about 10 meters from the main house, with sleeping accommodations for two.

private boat dock in a secluded location right next to the house in a cove of the large Fegensee, featuring a swimming area and a separate access road to the house that ends on the property, a brick smokehouse, the Fegensee region features a contiguous body of water spanning 180 km in pristine natural surroundings, offering excellent fishing and water sports opportunities; very good fish stocks including large pike, zander, perch, eels, and whitefish, as well as other fish species; good ice fishing in winter; the house is ideal for fishing groups and families traveling together; we recommend renting a larger fishing boat with full equipment (see rental service list); excellent trolling with a downrigger for large pike and walleye. The entire Fegensee area is located within a nature reserve in a forested and water-rich region free of vacation home developments and mass tourism; it is ideal for anglers, water sports enthusiasts, nature lovers, and mushroom and berry pickers.
