The “Ferienhaus Königssee” is a two-story standalone structure. The private entrance is accessible via a staircase. Here, a terrace exclusive to this living area offers ample seating for 8 people and 2 sun loungers, with a magnificent view of the Alpine panorama. On the first floor, a spacious kitchen—newly installed in mid-2024—features a round seating area in a wood-paneled bay window and a beautiful panoramic view of the Berchtesgaden Alps, inviting you to enjoy cozy gatherings with family or friends. The modern and bright interior blends harmoniously with high-quality, traditional Bavarian craftsmanship. The fully equipped built-in kitchen features brand-name appliances, including a dishwasher, induction cooktop, oven, and two refrigerators. The living room, which adjoins the kitchen, is adorned with a cozy tiled stove and a solid wood staircase leading to the upper floor. The large, cozy corner sofa offers plenty of space and comfort for long evenings spent in lively company. A large panoramic window offers a view of the Alps as well as the spacious, sun-drenched, covered balcony, which also provides space for dining together or sunbathing.
Additionally, the first floor features a bedroom with a bunk bed, a bathroom with a shower and toilet, and an additional, separate toilet.
Two more bedrooms, each with its own balcony, and a large bathroom with a walk-in shower are located on the upper floor.
The bedrooms are furnished with a comfortable, backlit double bed measuring 180×200 cm, featuring high-quality pocket-coil mattresses. In the larger of the two bedrooms, you’ll find a very spacious closet with an adjacent coat rack, as well as luggage storage and a built-in laptop safe.
The smaller bedroom is additionally furnished with a slightly offset bunk bed featuring mattresses measuring 90 x 200 cm.
Flat-screen smart TVs with satellite connections are installed in the living room and in one of the bedrooms.
From the terrace and the three balconies, you’ll enjoy unobstructed, breathtaking views of the impressive panorama of the Berchtesgaden Alps and the majestic Watzmann.

The house has its own access to the Soleleitungsweg, the well-known hiking trail between Berchtesgaden and Bad Reichenhall. For culture and food lovers, a visit to Salzburg—just 30 minutes away—is highly recommended.
