The Kleinod holiday home is a detached residence situated on an idyllic hillside, facing south, at an altitude of 800 metres in Bad Aussee, Austria. Nestled in a rural setting on the edge of the forest with exceptional views of the mountains, valley, countryside, and garden, this house is the ideal base for a relaxing stay amidst nature. Access to the house is via a short uphill meadow path. The spacious 1,400 m² property, the sunny lawn, and a furnished terrace invite you to spend relaxing hours in the countryside or socializing outdoors. For special moments, a tiled stove with provided firewood is available for a fee, creating cozy warmth and a comfortable atmosphere on cool days.

Built in 1960 and last modernized in 2025, the holiday home offers 63 m² of living space with a well-thought-out room layout on one level (ground floor). Two bedrooms with high-quality parquet flooring, a spacious living room with a comfortable sofa corner and armchairs, and a separate dining room ensure comfort and privacy. The modern, enclosed kitchen is fully equipped, including a 4-burner electric stove, oven, refrigerator with freezer, dishwasher, microwave, coffee maker, kettle, toaster, dishes, and kitchen utensils. Practical extras such as a vacuum cleaner, clothes rack, and a private washing machine and dryer ensure a carefree stay, even for longer stays.

The holiday home has a bathroom with a shower, toilet, sink, mirror, and window. Towels, bath towels, bed linen, and a basic supply of toiletries are included in the rental price. A hairdryer and privacy screens on all windows provide additional comfort and privacy. The entire house is non-smoking; children and babies are welcome. Details such as a ski boot warmer, coat rack, shoe cabinet, and chest of drawers complete the amenities.
