As the property manager we are confused by the 3 star review. Your written words are 5 star, but your rating is a 3 star????. I think I might know why. When the guest booked they booked last minute and said they would be bringing 2 large dogs. We typically don't accept large breeds, but they said that 1 was a service animal. This guest then messaged a few hours before her check-in time and said that they would now be brining 3 large animals. This home is not a good fit for 3 large animals. We initiated a pet fee, which we allowed them to have input on, and also were very firm and stressed our pet rules ie: no excessive barking, leash rules and making sure they picked up pet waste etc... My only guess is they did not like our response which was quite generous.

This is certainly an unexpected review and one that does not include all of the important facts and details. What Sally Smith did not tell you is that we did respond in 24 hours however she let the first reservation expire because she did accept the pet fee revision. When Sally Smith put in her first reservation request she disclosed in writing that she would be bringing 2 pets, but did not choose the box that would include the pet fee. I edited the reservation and sent it back with the pet fee, Sally Smith did not accept the revised reservation. so the reservation expired. Sally Smith then put in another reservation, Again without the pet fee, I accepted this reservation and waived the pet fee as I felt this was a matter of not understanding of how to properly put in the reservation to include the pet fee. I also called Sally to let her know about this. Sally Smith booked for 5 nights for $1115, which she felt was not a valued rate. What Sally Smith did not disclose is that she booked during a prime rate weekend in Austin. Sally Smith booked during Austin City Limits Festival, which is one of the most popular weekend in Austin. The average rate for a 2 bedroom 2 bathroom that does accept pets was $375/pet night. Sally Paid $223/night which was a great deal! The grass. - The grass was mowed 3 days prior to Sally Smiths arrival, which was a lucky break given all the rain Austin had received. The grass grew quickly, and it rained the entire 5 days that Sally Smith booked. It stopped raining the day she left and our lawn care service mowed that morning at 10am. We believe Sally's 3 star review is not justified given the facts at hand. Please see our other properties with loads 5 star reviews!
