Darrell, My sincere apologies you didn’t enjoy your stay. Upon arrival we allowed early check in - late check out and you sent a text stating the house was beautiful. The house is zoned Downtown and anyone can research “germantown” nashville and make their own opinion of “ghetto”. Avg home price is about 1.2 Million in this area. I’ll now address the truth behind your review. Upon learning you would have several extra guests visit the house for business meetings; I suggested you cancel immediately. You declined because other “like” properties were much more expensive or not near downtown. I outlined the house caters to large groups / bachelor and bachelorette parties / family groups. Hence we don’t have office areas in the bedrooms. We don’t have a conference room setting, we don’t have 12 extra parking spots ( most our guests Uber or have 2-6 vehicles). I strongly suggested you cancel and you were upset with this suggestion and further upset when informed pricing would be increased as additional parties entered the house. As a result you canceled your onsite meetings and told me on a call you would keep the booking because the price was very favorable.

Not remotely sure where to start. You stated you loved the house but the issue was with me the host. I’m ok with that. I disagree that holding you accountable is being a “crook” (1) your friend arrived at 3 hours early and gained access 2 hours prior to check in. Sorry she waited but I was very clear that we had to honor the check out time of the prior guests. You gained access early to the home. (2) yes - I made it clear there would be additional charges for additional guests. We are completely ok with larger parties. We are not ok with random strangers showing up at house parties . (3) yes - we had to remove smoke from the house after your departure and charged your deposit for smoking in the house. (4) washing your own bedding is not a requirement. When people stay late as you did for no added charge- we ask them to start the laundry (5) you were charged for the blood and stains to replace two comforters. That is correct. I provided photos to you and VRBO. Notice that VRBO sided with me and enforced the charge. If it was not accurate- VRBO would have not allowed the damage deposit to be partially refunded vs fully refunded (6) I never claimed carpets needed cleaning. I claimed and the cleaning crew did clean out the smoke odor. Had your group smoked outside - this would not have been an issue The reality is you were disrespectful to the house and as a result for me charging your deposit- you will be leaving a bad review
