Beautiful stone villa centrally located in the most desirable part of the Dordogne - the Perigord Noir. Located in a hamlet on a no-through-road (no passing traffic) the location is very peaceful and enjoys beautiful views across the village and the surrounding countryside. The villa is just minutes from fairytale settings of Chateau de Commarque and Les Jardins de Marqueyssac, historical sites of Font de Gaume, Lascaux Caves, Chateau Castlenaud and medieval villages of Beynac, Les Eyzies and Sarlat-la-Caneda.

Inside, the house is full of character and French charm with oak beams and stone fireplaces. There are 2 large comfortable living rooms with a TV with English and French channels and a DVD player. The kitchen is well designed and modern with its beautiful custom made oak cabinets and oak floors, granite kitchen counters and lots of space. The villa has 5 bedrooms and 4 full bathrooms. Upstairs there are 4 bedrooms and 3 bathrooms. The master bedroom has a king size bed (180*200) with an en-suite bathroom with a rain shower. Bedroom 2 has a double bed (160*200) with an en-suite bathroom. The 3rd bedroom is has also a double bed (160*200). The 4th bedroom has a king size bed (180*200) that can be converted into 2 singles should you prefer. The 3rd and 4th bedrooms share a bathroom with a rain shower.

Downstairs there is a 5th bedroom that is very private in its own separate wing of the house. Its double bed (160*200) has an orthopaedic mattress. The suite has its own living and dining area and its own separate full bathroom with a rain shower. This part of the Villa is wheelchair accessible, as is the majority of the ground floor and the outside area. Each bathroom is supplied with hand towels and foot towels, organic hand wash and shampoo/shower gel.

There is a spacious dining terrace with a large 3 burner Weber gas grill for your outside entertaining (gas bottles are provided) and a large dining table with 12 comfortable chairs under a large umbrella. There is also an outside lounge terrace to the back of the house, where the views of the countryside are at their best. You can also relax in the different swing chairs that we have placed around the lovely gardens surrounded by mature trees, plants, and beautiful flowers.

Situated within the grounds you will find a 20x43ft (6x13m) heated swimming pool. It's one of the largest pools in the Sarlat Dordogne area and we keep the temperature at 27C minimum through the season. There is plenty of terrace space around the pool for lounge chairs and umbrellas. The swimming pool is open from April to October. You will also enjoy an 8 person Jacuzzi hot tub, overlooking the lush green pastures of the Dordogne countryside.

Mulberry Tree Villa is your sanctuary for relaxation but it is also located in the heart of the famous Golden Triangle of the Perigord Noir so we are just 6kms from Les Eyzies, 6kms from the lovely village of St. Cyprien (and all required services) and 20 mins to the historic town of Sarlat-la-Caneda. Our local centre at Meyrals is just 3km away and provides a bakery, a bar and 2 restaurants.
