*** HOUSE RULES ***
(Please confirm you have read and accept our House Rules and Big Bear Lake's Good Neighbor Policy)
HOT TUB: Use the hot tub at your own risk. Hot tubs are not allowed to operate between the hours of 10 pm - 7 am. The hot tub is serviced before and after every guest. No food, drinks, animals, or any other foreign substances are allowed (bath oils, bath salts, cleaning fluids, cigarette butts, etc). We ask that you rinse off before using the hot tub; perfumes, lotions, suntan lotion and deodorants will disrupt the chemicals used in keeping it clean and sanitary. If the above rules are not followed and the hot tub is left in a condition where it needs to be drained and refilled you will be charged $125. Minors must be accompanied by an adult at all times. The hot tub cover needs to be put on when not in use and is only meant for insulation purposes, do not stand on the hot tub cover.
MAXIMUM OCCUPANCY: The total number of guests must be disclosed upon booking and if things change before arrival. For every person above the 11 person occupancy we charge a $25 per person per night fee.
MINIMUM AGE REQUIREMENT: You must be 25 years or older to make a reservation.
PARTIES/PARTYING: We want all our guests to enjoy their time at Oso Cabin but our family home is by no means a party house. We do not host parties or events. The city of Big Bear Lake has seen a surge of vacationers since the beginning of the pandemic and set up a Code Compliance Hotline to curb unwanted activity. If a complaint is made to this hotline or if we receive complaints directly from our neighbors during your stay you will be escorted from the property immediately, your security deposit will be forfeited, and you will not receive a refund for any nights you may have remaining for your reservation.
QUIET HOURS: We ask that you observe outdoor quiet hours from 10 pm - 7 am.
PETS: Unfortunately, due to past experiences, we are no longer pet friendly. If it is found out that pets are on the premises we will ask that the pet be removed from the property immediately and it will result in the loss of the security deposit and additional cleaning fees may apply.
SMOKING: Absolutely no smoking/vaping/hookah anywhere in or around the property.
TRASH: We do not have a weekly trash pickup service so all of your trash will need to be taken directly to one of the two trash sites. The closest one is only about a half mile away.....41970 Garstin Dr, Big Bear Lake CA 92315. If any trash is left behind you will be charged $30 per bag that is accumulated.
DISHES: All the kitchen items (dishes, utensils, pots & pans) must be washed and put away before you check out, or you can put the dishwasher safe items in the dishwasher and turn it on before you leave. Please do not dispose of any food, grease, or trash down the sink and make sure to take all your leftover food with you if you do not want to throw it away.
DAMAGED ITEMS: We know accidents can happen so if anything is broken or damaged during your stay please let us know right away so we can either replace it or have it fixed for you and the next guest.
*** Urgency Ordinance from the city of Big Bear Lake ***
The following is the "Good Neighbor Policy" from Big Bear Lake
Expectations for guest behavior-
Sound carries differently at higher elevations and in varying topography than it does on flat land at sea level. Sound in the mountains can carry for miles. A normal private conversation between two people on a deck may be clearly heard from many houses away. Amplified music can me heard a mile or more away from the stereo speaker.
For these reasons, we have strict rules about amplified music and outdoor activities at night. Please help us maintain our quiet neighbor- hoods and enjoy the amazing stillness and tranquility that the forest provides.
Be a Good Neighbor-
A big part of Big Bear Lake’s charm is the friendly and helpful residents. If you are fortunate enough to be staying at a home near a full-time resident and see them on their deck or in their yard, introduce yourself! Many of our residents enjoy meeting visitors and providing tips on activities and restaurants.
Visit Like a Local-
If you extend your visit beyond the weekend, you will see the large amounts of litter and trash left behind by the weekend visitors. Here are some tips to help you and your family preserve our natural playground for the next generation.
1. Leave no trace. Simply put, whatever you take into the forest, bring back out – including broken sleds.
2. Don’t litter. There are dumpsters located at all trailheads and picnic areas. If a bin is full, find another. Animals will tear bags open and spread trash throughout the forest.
3. Keep the peace. If you are going to listen to music while hiking or enjoying the lake, use headphones instead of a Bluetooth speaker.
Rules to Vacation by
Do not exceed the occupancy limit-
Do not exceed the stated occupancy at any time during your stay. The maximum number of adult occupants may be less than the total maximum occupancy. NO PARTIES ALLOWED.
No parking in street or yard-
Parking is only permitted in the driveway, designated parking spaces, and garage. This includes trailers. The maximum number of vehicles permitted is on the exterior sign. (A maximum of four vehicles are permitted at OSO CABIN) Street parking is prohibited.
No amplified music 24/7-
Amplified music is not permitted to be heard beyond the property line 24/7. Close your windows to avoid music carrying beyond the property line.
Head inside at 10:00 p.m.-
Noisy outdoor activities and spa use are prohibited from 10:00 p.m. – 7:00 a.m.
Take trash to dumpster locations-
Trash needs to be taken to a local dumpsite. Clean Bear locations:
4190 Garstin Drive & 39690 Big Bear Blvd.
Consequences
Unfortunately, a few of our guests refuse to extend common courtesy and neighborly behavior toward the guests and residents around them. For those guests who have come to party and disrupt the peace and tranquility of the neighborhoods, there are costly and severe consequences.
Fines-
The minimum fine for violating the rules stated previously is $500 per violation. A second offense is $1000 per violation.
Eviction-
Unruly guests who blatantly disregard the rules and expectations will be evicted without a refund. In addition, costly citations may be issued to the undersigned.
