This ,1842-square-foot home is perfect for any group traveling to the vacation capital of the world and to visit Disney and surrounding theme parks. The home is located in a gated resort community called Windsor Palms which puts guest safety first and has amenities like a large clubhouse, pool, poolside bar, onsite gym and cinema, and a range of activities for the entire family. There will never be a lack of things to do!

- A fully-equipped kitchen with all the appliances and utensils needed to prepare meals at home.
- A private pool on the enclosed back lanai with outdoor dining and sun loungers.

Windsor Palms Resort is a beautiful and gated resort-style community that’s perfect for an Orlando vacation as it’s only a 15-minute drive to Disney World and 25 minutes to Universal Studios. The Windsor Palms Resort features a 7,500 sq. feet clubhouse with a large community pool with a sun deck, and a poolside bar! Enjoy a variety of activities for all ages including a children's playground, a modern fitness center, sand volleyball court, basketball and tennis courts, a 58-seat movie theatre, video arcade, and billiards. All the resort facilities are free to all guests.

The Windsor Palms Resort is also very centrally located in the Formosa Gardens area of the US192 and close to many dining options, shopping, outlet malls, and great golf courses. You’ll have lots of amenities, activities, and close to all of Orlando’s theme parks and attractions.

Guest Access:
You’ll have full, exclusive access to the home during your stay.

The Neighborhood:
The home is centrally located near all the theme parks, great restaurants, shopping, outlet malls, and golf. There will hardly be a lack of things to do! Plus, inside the resort community, you have amazing activities and amenities such as:

- A clubhouse with a large pool, sundeck, a poolside bar, gym, sand volleyball court, arcade/game room, children’s playground areas, and an on-site 58-seat movie theater!
- Nearby restaurants for a dinner night or an adult night out. Shopping and outlet malls too.
- Great golfing nearby like Mystic Dunes and Disney’s Lake Buena Vista Golf Courses.

Getting Around:
Guests have free parking on the premises which makes it very easy to get around the area. Please note, when parking in the driveway be sure to pull all the way in and not block the sidewalk. Cars that block the sidewalk are subject to getting towed and we cannot be held responsible. The home is about 30 minutes from the Orlando International Airport and is located within the Windsor Palms Resort community. Here are some of the most visited/famous places in Orlando and nearest shopping centers:

- Universal Studios - 25 min drive (20 miles)
- Seaworld Orlando - 20 min drive (15 miles)

Other Things to Note:
The pool heating service is only available from November to the end of April.

The private pool can be heated during the winter months for an extra charge and is only available for reservations of 3 days or more. This service must be requested at least 48h prior to your arrival.

However, please note that the pool takes between 24h and 36h to reach a comfortable temperature. It is set at 87°F to reach 95°F. If you’d like the pool to be heated for your stay please let us know as soon as you confirm your reservation.

This is a pet-friendly property, but pets are only allowed with prior authorization and are subject to a $290 USD fee per pet, with a maximum of 2 pets allowed for a total of $580 USD. Dogs must be on a leash when on the community premises. Please be responsible. The house has to be well cared for to avoid damages to the furniture and amenities.

There is no daily housekeeping service but the unit will be thoroughly cleaned prior to check-in. Mid-stay cleaning services can be requested for an additional fee.

The home is located in a community that provides 24/7 gated security.

Florida law does not allow opened food to be kept in the kitchen or refrigerator so all food items are removed after each guest checks out. Therefore there will be no supply of items such as condiments, coffee grounds, etc. prior to check-in. You can pick these items up at a nearby supermarket.

We do provide a few essentials to make you feel more at home when you arrive like: paper towels, dish sponge, dish detergent, dishwasher pods, ONE trash bags in EACH trash can, and ONE roll of toilet paper per bathroom, hand soap, shampoo and conditioner in each full bathroom. THESE WILL NOT BE REPLENISHED DURING YOUR STAY. Additional supplies that are needed, will have to be purchased by the guest.

Guests will be requested to sign a Rental Agreement upon booking confirmation

Security Deposit : A security deposit may be required prior to arrival or at check-in subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.

House Rules:
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind is allowed on the premises. Smoking tobacco, cannabis, or the use of any recreational drugs in the house is strictly prohibited. Failure to comply will incur a $300 penalty.
- No parties or events are permitted, illegal activity is prohibited, and excessive noise won't be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors.
- No more guests than those listed in your reservation are allowed. No tent or other structures may be set up on the ground of the property.
- Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay.
- Renters may be required to provide a government ID on the day of checking in or during your stay.
- Please avoid moving furniture.
- If you're booking through a reservation platform where we are the merchant of record, a $300USD security deposit will be charged before your arrival and subsequently refunded 5-7 days after your check out, providing no damages were caused during your stay. Please note that a 3.75% credit card fee will be deducted from the transaction.
